To Whom It May Concern:
I have just received your notice of denial on my property taxes. I am quite concerned
with your findings and also the phrasing of the words used in your letter called uniformly
valued!! I also find it quite interesting that from the date you listed in your letter January
1, 2005 to June 30,2006 property values in Colorado not to mention Weld County where
at some of the lowest levels in a few years according to the Real Estate Agents and
Bankers in the area. I had some of the biggest names in Real Estate look at my property
taxes and also invited them out for a look around my property and every Real Estate
Agent came to the same conclusion, there was no way my house had gone up over seven
percent in the last two years in this down market. One Real Estate agent even made a
comment that if the Weld County Assessors Office will write you a check for 449,398.00
dollars I strongly suggest you take it especially when your house is located next to one of
the biggest cow dairies in the county.
There are other considerations in this property evaluation. In the past several years most
of Colorado has been in a drought including Weld County, most if not all my grass needs
replaced and several trees. One Real Estate agent said as far as he was concerned with the
loss of the landscaping the value of the property should not even be close to where it was
at before, because it would cost fifteen to twenty thousand dollars to put the landscaping
back to where it was originally.
Inclosing I understand Weld County needs money! But I don't think the Weld County
Assessors need to put an unfair assessed value on tax payer's property. It is no big secret
that people are struggling to keep their homes and it is no big secret the houses are not
worth today, what we paid for them one or two or even five years ago. People are trying
to get home equity loans and Banks are laughing at them on what they owe on their
house. Bankers and Real Estate Brokers and Appraisers are all telling people for the most
part" IF You Purchased A House In The Last Three To Five Years You Are Upside
Down" That means your investment in your home deprecated not appreciated!! So there
for I don't see how Weld County Assessors Office could look any tax payer in the eye
and tell them their property appreciated over seven percent. It is just not possible! And I
don't believe any Court or Judge in Weld County would agree either. So I believe my
taxes should be put back to the old tax evaluation and should not be raised one dime.
