Your property has been uniformly valued following Colorado law and instructions

been denied due to comparison of other similar properties which sold during the

During the base period of January 1, 2005 to June 30 , 2006 all market sales,
including foreclosure resales were considered in determining your property
value . Any sale or foreclosure resale after July 1, 2006 will be considered for
the 2009 appraisal period. This is in compliance with Colorado law.

For: Appeal of notice of denial for 2007 county assessment of value appeal.
I'm submitting a web page print out of the home sales and amounts for the last three
months in Johnstown. I understand that these records will be used during the next
assessment. I submit though that in the Clearview sub-division in which I reside only one
home has sold in the past three months. The developer of this sub-division is creating a
situation which I feel de-values my property and assessing my property value in
conjunction with the rest of Johnstown's sales is unfair.
I also submit as evidence that the assessment has done been done in a fair and realistic
manner the fact that my Mother lives a block and a half away from me in the same sub-
division and her property was valued at $10,000 less than mine. Her home has a three car
garage as well as a significantly larger lot. Her landscape is more mature than mine as
she has lived in the sub-division for two full years longer than me. How could her home
be assessed so much less than mine?
Lastly, I submit for consideration that on my block of 16 home sites,there currently are
five that remain undeveloped, two that are developed and have never been purchased,
two that are in foreclosure and empty. Only 6 out of 16 home sites are currently occupied
on my block. In my opinion this is evidence that the developer is in-competent to market
the area and sell homes appropriately which is driving down the value of my property and
my neighbors property.
I support a family of four on a$50,000 per year income and currently have no problem
making my house payment. If this assessment of an increase in value of 10% for my
home goes through my house payment will go up $120 per month and force me into a
financial hardship.
