Lessee shall not be responsible for repair costs on any part of the wat- er line that is for the exclusive use of a third party. Lessee shall be responsible for fifty percent of the maintenance and re- pairs on the septic system. If the problem is diagnosed as being caused by the misuse'of the system by the Lessee, Lessee shall be required to pay the total cost of repairs. If the problem is caused by some other party hooked to the system, Lessee shall not be responsible for any of the repair costs. Lessee shall be responsible for maintaining any sewer pipes that are for his exclusive use. An additional One Hundred Twenty Dollars ($120.00) payable Ten Dollars ($10.00) per month shall be charged for an ingress right over the south east corner of Lessor's property located directly north of the liquor store on Weld Road 59.
