SITE SPECIFIC DEVELOPMENT PLAN AND USE BY SPECIAL
REVIEW(USR) QUESTIONNAIRE
The following questions are to be answered and submitted as part of the USR application. If a question does
not pertain to your use, please respond with snot applicable',with an explanation es to why the question is
not applicable.
1. Explain, in detail,the proposed use of the property.
The intended use of said property is to be used for, truck, trailer, equipment, boat and
RV parking and/or storage.
2. Explain how this proposal is consistent with the intent of the Weld County
Code, Chapter 22(Comprehensive Plan).
This proposal is compatible with future and current development of the surrounding area
and neighborhood.
3. Explain how this proposal is consistent with the intent of the Weld County
Code, Chapter 23 (Zoning) and the zone district in which it is located.
There has been a diligent effort made to Conserve this parcel as Prime Farmland. The
conclusion is that this parcel however is not Prime Farmland. The proposal however
promotes and maintains an agricultural status, that is consistent with the neighboring
parcels. This parcel is completely surrounded with other special use permit holders.
4. What type of uses surrounds the site? Explain how the proposed use is
consistent and compatible with surrounding land uses.
The proposed use of the said property would be both consistent and compatible 100%
with the surrounding lands. To the best of my knowledge most, if not all of the
surrounding parcels have gone through this process and received a Use by Special
Review permits. The type of use would also be consistent and compatible with the
neighboring businesses, which consist of an Auction house, a Used Equipment Dealer,
and a Race Car Repair Shop.
5. Describe, in detail, the following:
a. How many people will use this site?
The property owner and occasionally customers (up to 30 people , if rented out
for RV storage facility.
b. How many employees are proposed to be employed at this site?
There will be 5 employees that will be employed at this site.
c. What are the hours of operation?
The hours of operation will be from 6:00am-6:30pm, 6 days a week. Excluding,
farming operations.

d. What type and how many structures will be erected (built) on this site?
There will not be any new structures built on this site at this time. There is
currently one pre-existing metal building (60x100) being used as a shop building.
May build a house.
e. What type and how many animals, if any, will be on this site?
4 Horses
f. What kind (type, size, weight) of vehicles will access this site and how
often?
Semi-Tractors and Trailers with a combined weight not to exceed 80,000 lbs.
One ton pickup trucks will also access this site. These trucks will access the site
approximately twice a day, 5 or 8 days a week.
g. Who will provide fire protection to the site?
Fort Lupton Fire District
h. What is the water source on the property'? (Both domestic and
irrigation).
The domestic water source is a well, there will be no irrigation on site, therefor
there is no irrigation water source.
I. What is the sewage disposal system on the property? (Existing and
proposed).
A septic permit has been acquired for this parcel.
J. If storage or warehousing is proposed, what type of Items will be stored?
Semi-Tractors and Trailers, Boats, Equipment, and Recreational Vehicles.
6. Explain the proposed landscaping for the site. The landscaping shall be
separately submitted as a landscape plan map as part of the application submittal.
Landscaping will include a privacy fence built along the property to secure storage. The
entry is landscaped with trees and rock with steel pipe fence and entry way.
7. Explain any proposed reclamation procedures when termination of the Use by
Special Review activity occurs.
N/A-That would be a matter for the new property owners if or when I would decide to sell
my parcel of land.
8. Explain how the storm water drainage will be handled on the site.
Due to the slight natural incline of the parcel, the storm water will drain naturally to the
bar ditch along the county road as it has been.
9. Explain how long it will take to construct this site and when construction and
landscaping is scheduled to begin.
The landscaping that I have planned to do is scheduled to be completed within 6 months
of the USR permit.
10. Explain where storage and/or stockpile of wastes will occur on this site.
N/A-There will not be any wastes on site to stockpile.
