Equalization on 7/31/2007 at 13:15 be vacated; or, a hearing has not yet
been scheduled before the Board of Equalization (check if

1. Please separate the value of the land from the value of the building# 1 in your tax appraisals.
2. Please note that building#1 on lot 4, and building#2 on lot 3 have the same address of Halleck-Willard
Inc. 5963 WCR 16, PO Box 237 Frederick, Co. 80530, and the same telephone number 303-833-3223.
The building permit for building# 2 is for an extension of building 1.The reason for this is shown on the
attached map, that you have in your files. Both building are to be attached together by the shown center
section. It appears that your tax assessor decided to make them 2 different entities. And then he decided
to eliminate the separate land value from each in order to hide how the tax value was arrived at. Then he
decreased the value of building 1 by $174,565, and increased building 2 by$ 285,424, for a net increase
of$110,859. Then he hid the land value of Lot3. Should tax assessors be practicing this type of
progressive accounting??
3. I explained to the tax assessor that the value of Lot#4 is not the same as Lot# 3 , but apparently I was
not clear. See attached document showing that Lot 3 is undermined by the old mine shafts on this ex
OLD FREDERICK LAND DUMP that all the lots are located. How many equivalent sites do you
have in Frederick with this history??
4. Therefore please adjust Lot 4 and Lot 3 to their former values, and recombine building 1 and building 2
together. You unauthorized progressive accounting has caused me much time and grief. It will also
cause problems with future construction.
5. Revisit 131325400020 which reduced the size of the property to me. Fredericks use for the new Colo.
Blvd., and the sewer district easements may be easier seen on the attached balloon- of the map that I
previously sent you..

Dear Petitioner(s):
The Weld County Board of Equalization has set a date of July 31, 2007, at or about the hour of
1:15 PM,to hold a hearing on your valuation for assessment. This hearing will be held at the Weld
County Department of Planning Services, Conference Room, 918 10th Street, Greeley,
Colorado.
You have a right to attend this hearing and present evidence in support of your petition. The Weld
County Assessor or his designee will be present. The Board will make its decision on the basis of
the record made at the aforementioned hearing, as well as your petition, so it would be in your
interest to have a representative present. If you plan to be represented by an agent or an attorney
at your hearing, prior to the hearing you shall provide, in writing to the Clerk to the Board's Office,
an authorization for the agent or attorney to represent you. If you do not choose to attend this
hearing, a decision will still be made by the Board by the close of business on August 3, 2007, and
mailed to you on or before August 10, 2007.
Because of the volume of cases before the Board of Equalization, all cases shall be limited to 15
minutes. Also due to volume, cases cannot be rescheduled. It is imperative that you provide
evidence to support your position. This may include evidence that similar homes in your area are
valued less than yours or you are being assessed on improvements you do not have. Please note:
The fact that your valuation has increased cannot be your sole basis of appeal. Without
documented evidence as indicated above, the Board will have no choice but to deny your appeal.
If you wish to obtain the data supporting the Assessor's valuation of your property, please submit
a written request directly to the Assessor's Office by fax(970)304-6433, or if you have questions,
call (970) 353-3845. Upon receipt of your written request, the Assessor will notify you of the
estimated cost of providing such information. Payment must be made prior to the Assessor
providing such information, at which time the Assessor will make the data available within three(3)
working days, subject to any confidentiality requirements.
Please advise me if you decide not to keep your appointment as scheduled. If you need any
additional information, please call me at your convenience.
