To whom it may concern:
I recently received a notice of valuation as well as a notice of denial regarding my home address of 3213
Rio Grande Avenue, Evans CO 80620. Parcel#095923004017. Account# R8I58900
Upon looking into the recent property sales in my area, I would like to take this time to dispute the
evaluation of my property tax increase. I'm sure your office is aware of the drastic reduction in property
value around Weld County and especially in the Ashcroft Heights subdivision. With the high number of
foreclosed properties in my area as well as the number of homes for sale,some of which have been on the
market for over 18 months, I find it difficult to understand the recent"increase" in my property's value.
Increasing the value ultimately increased the taxes and the following property sales are just a few of the
reasons for my argument:
1. Address: 3206 Santa Fe Drive.Parcel#095923003002. Date sold: 12/06/06 Price: $143,000. Total
finished square feet: 1386. Price per square foot: $103.17
2. Address: 3323 Rio Grande Avenue. (3 doors to the south of my house) Parcel#095923004011. Date
sold: 1/31/06 Price: $154,900. Total finished square feet: 1492. Price per square foot: $103.82
3. Address: 3303 Rio Grande Avenue(Next door residence to me). Parcel#095923004016. Date sold:
11/29/06. Price: $170,000 Total finished square feet: 1675.Price per square foot: $101.49
With those recently sold properties located extremely close to my residence, I figured the average square
foot price of the above listed properties was approximately$102.82. The residence have similar garage
sizes, lot sizes,etc,as mine and my home finished square feet is 1556 as stated on the taxation form.
Please take a moment to review my parcel account#095923004017. You will see the evaluation showed
my property value increased to$202,599 or about$4777 from last year. I feel strongly that if you look
into the recently sold properties(NOT REFINANCED)and the high number of properties for sale in my
immediate area,you will have to agree that the tax value is overstated. The average square foot price of
$102.82 times the finished square feet that I have of 1556 sq. ft,would make my home value$159.987
instead of the estimated$202,599 value assigned.
