He also has the power to administer oaths, and all questions of law and fact shall be determined by him. The arbitration hearing may be confidential and closed to the public,upon mutual agreement. Not much of anything has happened with the land sales since 2002. It appears as if the initial appreciation on your property happened within the first few years after you purchased it. The prices have since leveled off or in some cases dropped off. I would estimate the market value of your property to be somewhere around $100,000.00 for a 12,427 square foot lot. I derived at this number by comparing your lot to other lots in the neighborhood and other subdivisions such as Erie Village. The obvious comparisons to other lots are views and walk out potential. At present the 4th and last filing in Erie Village has lots priced from $95,000 for approximately 7,200 square feet up to $137,000 for 21,000 square feet. Currently sales on these lots are slower than in previous years. It might be a good time of the year to put it on the MLS and market it with a sign on the property and see if we can get any interest. As you can see from the recent comps we pulled on 1 159 Fletcher Dr it looks like the current value of your lot is some were around $100,000. The lot that sold last year in your neighborhood for$138,000 was a walk out lot, walk outs tend to have a value of $40,000 to $50,000 more than non walk outs. I feel if we list your lot in the $100,000 range which would put us in line with lots across the street in Erie Village we would have a good chance of selling it. As I explained on the phone, im a little irritated at the other agent for wasting our time. I was some what forced to list with her because of the family relationship, as you remember the experience back when we purchased the lot originally through Sullivan marketing in 1998. Our emotional attachment to the property and the neighborhood being as strong as it is and the fact that's its one of the last 2 or 3 lots left in North Ridge allowed us to to be swayed into the other agents original delusional listing price. Currently the listing price has been reduce to $139,000.00 and we will not be lowering it again under this agent as there is only a few more weeks in our listing contract with her. If you have a buyer for the 100 to 110 range I wanted you to know we would consider it seriously,as with current tax rate costing us $300.00 a month to hold on to it.
