Valuation Appeal: 5009 Cortez Way
We attempted to protest your evaluation of our home last year,but since the appraisal was
sent to my father who previously held title,we were too late and you refused to accept our
protest.
Attached is a listing of all 2006 sales in this development. As you can see,the average
sale price for houses in Casa Loma was $115/square foot,not the $1711 square foot that you
arrived at for our home. Please adjust the appraised valuation back down to $242,000 where it
should be.
The appraised value on this house is much too high. The cost of building this house in
2003 was $230,000, $70,000 for the lot and$160,000 to entirely build the house including
$20,000 for a water permit, $12,000 for the building permit, and$14,000 for a septic system, and
much of the house would have to be rebuilt to remove special handicap features. This house has
5 bedrooms and 2 '/2 baths due to the presence of my handicapped father and our children,but it
is much smaller and less luxurious than most other houses in this area. It would never sell for the
amount you have appraised it for. Realtor we talked to felt that the house is worth no more than
$250,000 because many handicap specialized items would have to be replaced. As an example,
most of this house has cheap tile floors rather than carpet and one bath has no walls so it is
accessible to wheel chairs. We suggest that you send an appraiser familiar with these problems
out to look at this house and revise this appraisal. If you do not agree with our valuation,we will
gladly get a professional appraisal to accurately reflect the valuation.
Please adjust this appraisal to reflect these costs and problems.
