Dear Mr. William "Bill" Jerke,
I am writing this letter in regards to Case # USR- 1577.
Hearing set for November 7th, 2006 at 1:30pm. Sheryl Hill is
requesting a special permit for an outdoor storage in an agricultural
zoned district.
This would be directly across from my property and I am
totally against them receiving this permit. It would decrease the
value of my home and land. They currently have hay stalked, row
after row of tires, Semi reefers, cars, trailers, and much more. This
is not only an eye sore for the community, but also a FIRE hazard
along with an environmental hazard. I feel if this were to ever
catch on fire I would be forced to leave my home where I live with
two children and several animals!
This would also be a traffic hazard. I live on W.C.R. 51
which is a very heavily traveled road. The Hills are constantly
parking their semis on the road so they can unload them, which
forces oncoming traffic to pass on a hill. Do they have insurance to
cover these types of liabilities? They are also working early hours
in the morning and all hours of night, which is very disruptive!
And again a hazard to traffic. They also at times have used my
driveway to pull their semis into. They have run over my mailbox,
which they did replace, but only after they were confronted about
it.
Would you like to have this across from your home? Please
give great consideration in denying this request.

Dear Mr. Mike Geile,
I am writing this letter in regards to the Case # USR-1577. Hearing set
for November 7th at 1:30pm. Sheryl Hill is requesting a special permit for an
Outdoor Storage in an Agricultural Zoned District.
This is directly across from my property and I am totally against them
receiving this permit. I, Glenn Cecil, have recently installed a sprinkler on
our property directly east from the Hill property. We are planning to sell the
corner lot of our property where the sprinkler will not reach. Our realty
company has informed us that it will be difficult to sell this property and will
decrease the value of our property.
They currently have Alfalfa stacked, row after row of tires, Semi
reefers, cars, trailers and much more. This is not only an eye sore to the
community, but also a FIRE hazard, along with an environmental hazard.
This could also be a traffic hazard. I live on W.C.R. 51, which is a heavily
traveled road. The Hills are constantly parking their semi trailers loaded with
hay on the road so they can unload them, which forces traffic to pass on a
hill. They do not put out any cones on the road or even put their hazard
lights on to warn traffic. Do they have insurance to cover these types of
liabilities?
The Hills have also dumped what appears to be some sort of plaster in
the irrigation ditch on the east side of the said property. This material could
cause severe flooding due to clogging the irrigation ditches and culverts
which will spill over into my mother's yard damaging buildings, and
possibly causing death to livestock. Flooding has happened in the past and to
add this material they have dumped in the ditch will only increase damage or
even worse, depending on what this material is.

Ladies and Gentlemen,
This letter is written at the request of Mr. & Mrs. Glenn Cecil. The Cecil's contacted me

regarding the receipt of a notice to surrounding property owners for a Site Specific Development
Plan and Special Review Permit to a outdoor storage yard in the A( Agricultural)Zone District
(USR).
The location of the IJSR is 1/2 mile North of Galeton on WCR 51. The site is adjacent to
the West side of WCR 51. The Cecil's are the owners of the property immediately across and
adjacent to WCR 51 on the East side. The Cecil's have recently improved their farm with a center
pivot irrigation system. The Cecil's found the sprinkler improvement to be necessary to keep the
agricultural productivity of the farm high due to the decreased availability of irrigation water.
The Cecil's need to sub-divide the dry corner parcel lying outside the sprinkler irrigation.
The dry corner is to be sold for a single family residence to create revenue to offset the cost of the
sprinkler irrigation system.
The dry corner parcel described is located directly across WCR 51 from the proposed USR.
The current use of the USR parcel is the storage of old tires, derelict vehicles,and assorted other
Items. The truck traffic stopping on the county road right away as well as loading and unloading of
truck and trailers causes a dangerous situation on our county roads.
The extreme economic obsolescence created by the unsightly use of the USR parcel has
diminished the property value of the Cecil's property by at least 50%. With the Weld County Real
Estate market which is rich in available properties the USR virtually renders the Cecil's parcel
unmarketable without a drastic reduction in value.
