Location of property line from existing illegal shop 10 feet. Location of house dwelling from
shop 130 feet.
Complaints filed with Department of Planning by property owners prior to applicant's
filing for special review permit:
Illegal mechanic shop
Storage of excessive junk vehicles
50 or more vehicles stored in area of flood plain
Ground pollution due to leaking fluids from above vehicles
Vehicles from applicant's other job stored on property also.
Excessive noise levels from shop nightly. Times 10:00 p.m. and later. Racing of vehicle
engines -pounding on metal - high impact tools.
Unsightly tarps draped on front of shop to extend working area.
Pictures have been submitted to Bethany Sullsman for verification of above complaints.
Requests to commission by property owners if permit is granted:
Removal of all junk cars and ground pollution addressed
No storage of other business vehicles not related to shop
Strict hours of operation - 8 a.m. to 6:00 p.m. Monday through Friday, No weekends
We live directly across the street from Hall Irwin gravel pit. They operate 6 days a week,
thus we should not be subjected to more noise from a shop right next to our house. I
think a little peace and quiet is not too much to request.
Cars being worked on should be confined to inside the shop and not sitting outside the
work area. A one person operation can only work on so much. Having 4 or 5 cars sitting
outside the shop is excessive. No tarps or temporary coverings to house vehicles being
worked on. Speed limit posting (25 mph) on road 24 34 limiting dust and noise

We, the neighbors of Leland Ridnour who resides at 4961 WCR 24 3/4, Longmont,
CO, 80504, wish it to be known that we are supportive of his usage of the land and
his business as a mechanic. He is kind, a very hard worker and a man with a lot of
pride, to the extent of never asking anyone for help. He will drop everything he is doing
to help anyone at any time. He is trying to support his family, help the community,
maintain a full time job at the sod farm and be available at home as much as possible
for his wife, who is disabled and unable to do many things for herself. Her condition has
added quite an additional expense to their budget.
Many nights this man does not even go to bed. He is just trying to make a living.
Once again, we are asking for your consideration to issue Leland a special use permit
that will allow him to continue his mechanic business.
