The City of Greeley will pursue establishing I- M (Industrial Medium Intensity) zoning on the property. The property must be zoned within 90 days of annexation. The specific zoning request will be evaluated during that process. COMPREHENSIVE PLAN The property is entirely within the City of Greeley's Long-Range Expected Growth Area(LREGA), Urban Growth Area(UGA), Municipal Services Suitability Area(MSSA), and Mid-Range Expected Service Area(MRESA). A full level of urban services is currently available to the site. ANALYSIS As an enclave,the property is enclosed entirely by the municipal boundaries of the City of Greeley, which gives the annexation 100%contiguity with the City boundaries. The area of annexation has been an enclave of the City of Greeley since 1999. The annexation will not extend the municipal boundary of the City of Greeley in any direction. The annexation of this site into the City would be consistent with present growth patterns and Comprehensive Plan policies. There is evidence that this site shares a common interest with the City's future. The requirements of State Statutes and City of Greeley guidelines for annexation appear to have been met by this requested annexation.
