HomeMy WebLinkAbout830724.tiff RESOLUTION RE: DECLARE CERTAIN PROPERTY LOCATED IN THE TOWN OF LA SALLE AS SURPLUS PROPERTY WHEREAS, the Board of County Commissioners of Weld County, Colorado, pursuant to Colorado statute and the Weld County Home Rule Charter, is vested with the authority of administering the affairs of Weld County, Colorado, and WHEREAS, Weld County currently owns the following described property located in the Town of La Salle, Colorado: Lots 17 and 18 , Block 5, Town of La Salle, McCutcheon' s, Weld County, Colorado WHEREAS, the Board of County Commissioners finds that the above described property is no longer needed by Weld County for governmental purposes, and WHEREAS, the Board desires to declare said property as sur- plus property. NOW, THEREFORE, BE IT RESOLVED by the Board of County Com- missioners of Weld County, Colorado that the above described pro- perty located in the Town of La Salle be, and hereby is, declared to be surplus property. BE IT FURTHER RESOLVED by the Board that the Purchasing Director advertise said property for sale and accept sealed bids, with the high bidder and any bidder within 10% of the high bid being allowed to participate in an oral bid procedure if they so wish. The above and foregoing Resolution was, on motion duly made and seconded, adopted by the following vote on the 4th day of April, A.D. , 1983 . The property owned by the county is Lots 17 and 18, Block 5, McCutcheon's Sub- division, Town of La Salle. Said property contains 11,400 square feet (60 x 190) . According to Dr. Jim Barton who has owned the premises immediately adjacent for many years, the county has used the property only for the storage of dirt, gravel, road base and fill as well as periodically having a piece of equipment or two on the premises such as snow blades. We have proposed to have a joint venture acquire the Barton property for $100,000.00 to redevelop into a small shoppette. Although we have not formally appraised the land, we have been informed by an appraiser that Barton's 100 feet of frontage should be valued at $5.00 per square foot and the interior lots containing the house valued at $2.00-2.50 per square foot. That means that your land probably has a value of around $2.00 per square foot which would make it worth $22,800.00. I find that to be rather expensive land for the county to use for material storage. Should the county elect to sell the property to us, I would assume that the county would have the property appraised and that we would pay appraised value. We are willing to enter into a contract to that effect guaranteeing the purchase without any stipulations as to maximum price. As I mentioned in my conversation, that project becomes more economically feasible if we can buy the county property. The county property would enable us to lower our average square foot cost of land and increase slightly the size of our project for economic return. I think we could find a way to get the county some good publicity for their assistance in helping with economic growth in La Salle. Property was acquired by tax deed. Property is zoned commercial . Each lot is 30' X 190' with the total parcel of 60' X 190' to be sold together. Inspection of the property can be made at anytime. The above-described property for sale are vacant lots, and there is no known address. Any additional information pertaining to the property and bid instructions may be obtained from the Weld County Purchasing Department, 915 10th Street, Greeley, Colorado, Telephone No. 356-4000, X4221 . Sealed bids will be received in the Office of the Purchasing Director, Room 343, Weld County Centennial Center, 915 Tenth Street, Greeley, Colorado, until 8:30 a.m. on Wednesday, May 4, 1983, for the parcel described above as Lots 17 and 18 in Block 5, in the Town of La Salle, McCutcheon's Subdivision, Weld County, Colo- rado. The bids will be opened and read aloud during the regular scheduled Weld County Commissioners Public Board Meeting held in the assembly room on the first floor of the Centennial Building, 915 Tenth Street, Greeley, Colorado on Wednesday, May 4, 1983. The excact time of the reading will not be specified; however, the Weld County Board Meeting begins at 9:00 a.m. , and bids will be listed on the agenda. After the bids are read, an auction will be held and only the persons having submitted the two highest sealed bids and anyone within 10% of the highest sealed bid will participate in the auction. It is understood that the Board of Weld County Commissioners reserves the right to reject any or all bids, to waive any informalities in bids, and to accept the bid that, in the opinion of the Board, is to the best interests of the Board and of the County of Weld, State of Colorado.
