INTENDED/PROPOSED USES The subject site is currently developed with a
residential use. The City of Greeley will pursue
establishing R-L (Residential Low Density) zoning
on the property. The property must be zoned within
90 days of annexation. The specific zoning request
will be evaluated during that process.
COMPREHENSIVE PLAN The property is entirely within the City of Greeley's
Long-Range Expected Growth Area(LREGA),
Urban Growth Area(UGA), the Municipal Services
Suitability Area(MSSA), and Mid-Range Expected
Service Area(MRESA). A full level of urban
services is currently available to the site.
ANALYSIS As an enclave, the property is enclosed entirely by
the municipal boundaries of the City of Greeley,
which gives the annexation 100% contiguity with
the City boundaries. The area of annexation has
been an enclave of the City of Greeley since 2001.
The annexation will not further extend the
municipal boundary of the City of Greeley in any
direction.
The annexation of this site into the City would be
consistent with present growth patterns and
Comprehensive Plan policies. There is evidence that
this site shares a common interest with the City's
future. The requirements of State Statutes and City
of Greeley guidelines for annexation appear to have
been met by this requested annexation.

The Greeley City Council will hold a public hearing on a proposed ordinance to annex territory
located generally north of U.S. Highway 34 Business and east of Colorado State Highway 257,
known as the Dupper Enclave Annexation.
Your taxing jurisdiction/district is listed as being one of which the territory proposed for
annexation is a part. The public hearing will be held on Tuesday, December 4, 2007, to
determine whether this property is eligible for annexation.
A copy of the notice of public hearing and a copy of the annexation information are attached.
As indicated in the notice, the public hearing will be held:

NOTICE OF PROPOSED ANNEXATION
Notice is hereby given that the City Council of the City of Greeley, Colorado, will hold a public
hearing on a proposed ordinance to annex territory to the City of Greeley. The hearing will be
held on December 4, 2007, in the City Council Chambers of the Public Safety Building, 919 7`h
Street, in the City of Greeley, Colorado, beginning at 6:30 p.m. or as soon thereafter as the
matter can be heard by the City Council. The purpose of the hearing is to determine whether
said territory, the location of which is described below, is to be annexed.
The "DUPPER ENCLAVE ANNEXATION", LOCATED AT 635 EAST 20TH STREET
described more specifically as:
A parcel of land being part the Southwest Quarter of Section 9, Township 5 North, Range 65
West of the Sixth Principal Meridian, Weld County, Colorado and being part of a tract described
at Reception Number 2719491, Weld County Records and further described as follows:
Beginning at the South Quarter corner of said Section 9 and Considering the South line of the
Southwest Quarter of said Section 9 to bear South 89°23'51" West (as shown on the plat of

The subject site is located at 635 E. 20`h Street. The site currently has a residential
dwelling and one out buildings on the subject site. Existing zoning is Weld County A
(Agricultural). Proposed zoning for this property will be R-L (Residential Low Density).
The number of school students generated by this annexation should be minimal
considering there is only one single-family dwelling on the property.
