He also has the power to administer oaths, and all questions of law and fact shall be determined by him. The arbitration hearing may be confidential and closed to the public,upon mutual agreement. The arbitrator's written decision must be delivered to both parties personally or by registered mail within ten (10) days of the hearing. Such decision is final and not subject to review. This property is part of a family farm owned by the Koldeways since 1960. This parcel has a ditch easement and is zoned as agricultural according to Weld County records (see attached map). We feed cattle on this property. The house is a UBC modular home with a steel frame underneath set on the property in 1994. A comparable model can be purchased today from the same company (Alpine Homes, Fort Collins) for $53.75 per square foot. This price is an average based on the attached price sheets obtained from Alpine Homes and from verbal quotes obtained from same. This portion of the house is 1,568 square feet. The addition (garage, storage space, entry) which encompasses 1,910 s.f. was finished in 2005 at a cost of $49,500. This cost was less than the estimate of $69,999 used on Weld County Building Permit #BCS-050174 (see attached). Please note that the original permit number was BCS-020167 issued in 2002. This permit was reissued under the new number in 2005. The other building on the property is a dirt floor lean-to (1680 square feet) that has been on the property since before 1960. It is in fair condition. We have estimated replacement cost for this building at $6,720. Agricultural property in this area sold in October 2004 for just under $14,000 per acre. Please see the attached land sales documents for Township 2N, Range 68W, Section 10, Parcels 131310000038 - 40. These parcels are directly across Weld County Road 7 from our property.
