See affac Pkevi-±, SIGNA'1'U O U'I'1 UNHIc. , - 6 - 07 llAi NOD 207 62 87/07 7-02-07 To Weld County Board of Equalization, Our residence located at 3030 Sunset Drive in Evans was assessed by Weld County this year at $163,080 which is a $23,530 increase from last years assessed value. This dramatically increased assessment comes at a time when the actual market values of property in our neighborhood have been plummeting for consecutive years. After appealing this assessment the assessed value was changed to $145,832 which is still a $6,282 increase over last year. Due to the fact that Weld County claims to use a "Market Approach" assessment this current assessment grossly over states the actual value of the property. In researching the assessed values of similar homes in our neighborhood we found 3 basically identical houses on my block that all have assessed values less than $125,000. All three houses were built around the same time as ours and have similar square footages and features. Furthermore, the house next door to us at 3032 Sunset Drive is basically the same house and has a three car garage. This house sold last year for approximately $125,000 and has an assessed value of$124,607. Our house only has a one car garage which would make it's market value considerably less. The house at 3016 Sunset Drive also sold last year and is assessed at $124,115. The house at 3018 Sunset Drive is assessed at $122,304.
