RE: ACTION OF THE BOARD OF COMMISSIONERS REGARDING VIOLATION VI#0600535
AGAINST REALTY INCOME CORPORATION AND CAMPING WORLD FOR VIOLATION
OF THE WELD COUNTY CODE
WHEREAS, the Board of County Commissioners of Weld County, Colorado, pursuant to
Colorado statute and the Weld County Home Rule Charter, is vested with the authority of
administering the affairs of Weld County, Colorado, and
WHEREAS, Realty Income Corporation and Camping World , VI#0600535, is allegedly in
violation of the Weld County Code, and
WHEREAS, despite efforts by the Planning staff to resolve said matter, the violation has
not been corrected, and
WHEREAS, on the 8th day of May, 2007, a public hearing was held before the Board of
County Commissioners for the purpose of hearing testimony relating to said violation, and
WHEREAS, Realty Income Corporation and Camping World were not present or
represented at said hearing, although all parties were notified of said hearing by Department of
Planning Services staff, and
WHEREAS, the Board deems it advisable to bring legal action against those individuals
named above to correct said violation.
NOW, THEREFORE, BE IT RESOLVED by the Board of County Commissioners of Weld
County, Colorado, that the Weld County Attorney be, and hereby is, authorized to proceed with
legal action against Realty Income Corporation and Camping World to remedy the violation of the
Weld County Code, and any other persons occupying the properties, any persons claiming an
interest in the properties, and any persons acting in active concert with the identified parties.

Dear Camping World:
The property referenced above remains in violation of the Weld County Code. I have scheduled a
meeting with the Board of County Commissioners on May 8, 2007, at 10:00 a.m., to consider the
violations occurring on the property. The above mentioned property remains in violation of the
following Section(s) of the Weld County Code:

recommended that you or a representative be in attendance to answer any questions the Board of
County Commissioners might have about the violations.
Please also be advised that I will be taking video and/or pictures from the road or adjacent properties
the business day before or as soon as possible to the above mentioned Violation Hearing date.
The Department of Planning Services' staff will be recommending that the Board of County
Commissioners authorize the County Attorney to proceed with legal action to remedy the violation. Our
records indicate that you were made aware of the nature of the violation including the action necessary
to correct the violation, and that you were given sufficient time to remedy this violation. If you have any

The original SPR-290 was permitted for Recreational Vehicle Warehouse/Service Center. The
proposed use (Camping World) would be considered Retail. The change in use from
Recreational Vehicle Warehouse/Service Center to Retail has been determined by the
Department of Planning Services as a substantial change warranting an amendment to the
original Site Plan Review. You can download the Site Plan Review application off the County
webpage at www.co.weld.co.us in the left column click on the Planning Department and then
again in the left column click on Land Use Applications. There you will find SPR application. If
you wish to Appeal an Administrative Decision you may apply for a Board of Adjustment
hearing. You can also download that application off the County webpage as described above.
Just look for the BOA application. If you decide to apply for the BOA of the Appeal of an
Administrative Decision you have 30 days from the date of this email to apply. If you have any

Thanks for your patience on this. We have researched the old Site Plan Review file and have
determined that the incorporation of`Camping World' onto the existing site (SPR-290) would
be a significant change to the recorded plat. An amended Site Plan Review (AMSPR-290)
would need to be applied for.
You can download the Site Plan Review application off the County webpage at
www.co.weld.co.us in the left column click on the Planning Department and then again in the
left column click on Land Use Applications. There you will find SPR application. If you have
any questions please do not hesitate to contact me.

Camping World is an after market RV parts, supplies and accessories retailer. Yes, we do have a location in
Denver (Wheat Ridge), CO.

The Longmont location is being upgraded from and express location to a full Camping World, this change is
basically a merchandising change and not effecting how the current operation functions. The difference between
the Denver location and the Longmont location is that in Denver we do all service and installation work. The
Longmont location will have all shop services performed by out RV dealer partner K & C RV.
The retail space Camping World occupies is approximately 4600 sqft, with operating hours of 8 AM to 6
PM.Monday thru Saturday and 10AM to 5PM Sunday.
Crew members will vary in quantity depending on the day , season and events that may occur, however as
general rule their will be approximately 12 employees at this location.

Staff would like some more information as to what Camping World is. There is a Camping
World in Denver that is a retail store along with RV repair. Is this going to be the same type of
