RE: GRANT MOBILE HOME PERMIT NO. 873 - ALFONSO MATTORANO
WHEREAS , the Board of County Commissioners of Weld County,
Colorado, pursuant to Colorado statute and the Weld County Home
Rule Charter, is vested with the authority of administering the
affairs of Weld County, Colorado, and
WHEREAS , the Board of County Commissioners, on the 23rd day
of May, 1984 , considered the request of Alfonso Mattorano to use
one mobile home as a temporary storage, and
WHEREAS , said mobile home is to be used in an A-Agricultural
Zone District on a parcel of land being more particularly described
as follows:
Block 7 , Scotts Acres located in Part of the
NEq of Section 9 , Township 1 North, Range 68
West of the 6th P.M. , Weld County, Colorado
WHEREAS , Mr. Mattorano did previously receive a staff issued
zoning permit which expired March 16 , 1984 , and
WHEREAS , the Board of County Commissioners having heard the
testimony, finds that the request to renew said permit should be
granted conditional upon the applicant applying for a building
permit for the mobile home within thirty days from the date of
approval by the Board of County Commissioners, and
WHEREAS , this mobile home permit shall expire on September
16 , 1984 , at which time the mobile home shall be removed.
NOW, THEREFORE, BE IT RESOLVED by the Board of County Com-
missioners of Weld County, Colorado that the request of Alfonso
Mattorano to place one mobile home to be used as a temporary
storage on the hereinabove described parcel of land, which was
found to be in compliance with Section 43 of the Weld County
Zoning Ordinance be, and hereby is , granted until September 16 ,
1984 , subject to the condition as stated herein.

The Department of Planning Services staff has reviewed this request and
recommends that the request be approved for the reasons:

X Be in harmony with the character of the neighborhood
X Adversely affect the immediate area
X_ Be adequately served by water and sewage disposal
facilities
X Adversely affect the general health, safety and
welfare of the inhabitants of the area and the County
COMMENTS:
The Department of Planning Services has not received any objections regarding
this application. Zoning permit 794 for temporary storage of a mobile home
was staff issued for this site on September 16, 1983. The permit was issued
for a period of six (6) months. The Board of County Commissioners may renew a
zoning permit for temporary storage of a mobile home for one additional six
(6) month period. If approved by the Board of County Commissioners the
extension shall be effective from the date the staff issued zoning permit for
a mobile home expired (3-16-84) . Zoning permit for a mobile home 873 shall
expire on September 16, 1984, at that time the mobile home shall be removed.
The Department of Planning Services staff recommendation for approval is
conditional upon:
1. The applicant applying for a building permit for the mobile home within
thirty (30) days from the date of approval by the Board of County
Commissioners.

COMMENTS:
Access to the subject site is from Weld County Road 7, a gravel road. Site has
existing residence and mobile home. One camper trailer and one shed also exist on
the site. The balance of the site has been leveled and cleared. Site previously had
mine buildings on it. They have all been removed except for one_.building which
has been remodeled into the present homesite.

Dear Commissioners:
I am writing to you on behalf of Mr. Alfonso Mattorano and his request
for a six-month extension of his temporary storage permit for a mobile
home on his property in the SW Corner of the County. Mr. Mattorano is
currently using the mobile home located on his property for storage.
Mr. Mattorano's property was at one time a railroad siding on which the
local coal companies stored coal prior to shipment. He is in the
process of rehabilitating the property and has used the mobile home for
storage. I have enclosed a couple of snapshots of the mobile home and
the property. It is Mr. Mattorano' s intention to continue to use the
mobile home as storage. The mobile home is not used as a residence or
even a temporary residence.
It is Mr. Mattorano's intention to work diligently to complete the re-
habilitation within the next six months.
