Subject: Appeal of proposed improved property value for Parcel #070513001026
Lot 26, Phase One, Belmont Farms Subdivision, 39659 Rangeview Dr.
Severance
Dear Board of Equalization:
Attached is our signed Petition to the County Board of Equalization to appeal
Assessor's assessment of value on our residence known as 39659 Rangeview Dr.
Ault (Severance City Limits), Colorado. Phase I, Lot 26, Belmont Farms
Subdivision. Our estimate of true market value for this property as of June 6,
2006 is $720,000.
We purchased this home in June 4, 2004. Since that time, home sales within
Belmont Farms Subdivision of similar size, quality, improvements and acreage
have declined in value and have been selling for considerably less money. In our
view, our home's current market value should be very similar to, if not less than,
the value of the home that sold for $718,500 on June 30, 2006 located directly
across the street (Weld County Parcel #070513001005) Exhibit I. This home has
5,049 sq. ft. finished vs. our home at 3,574 sq. ft. Both properties have similar
acreage and improvements. It should be noted that the land value on this parcel is
valued by the Assessor at $160,000. Our land is valued at $240,000 by the
Assessor. In fact, all lots in Belmont Farms Subdivision, Phase I are valued by the
Assessor at $160,000 each except for our lot valued at $240,000. See Exhibit II
for a partial listing of Parcel Valuations obtained from Assessors website. In my
view, our land value has been overvalued by $80,000.
Another home within a city block of our home, Weld County Parcel
#070513002018 sold for $740,000 on August 8, 2006 (Exhibit III). This home
has 3,286 finished sq. ft. and the exterior and interior finish on this home far

exceeds that of our property. The third comparable property located within our
same subdivision (Weld County Parcel #070513002011) sold for $736,000 on
April 21, 2006 (Exhibit IV). While the lot size is smaller, the exterior and interior
finish (cost per sq. ft.) would exceed that of our property. Also note the lot is
valued at $160,000 vs. our subject property at $240,000.
I've attached copies of eight "Improved Property Sales Search" reports, including
the neighbors parcels (Exhibits I, II, III, and IV) as above described, with recent
sale dates ranging from February 22, 2006 through March 9, 2007. All of these
examples reflect substantially lower assessed values than our property based on
home quality, finished square footage and land value. Also enclosed is a copy of
the "Improved Property Sales Search" and "Parcel Valuation" report for our real
property that was purchased on June 4, 2004 for your review and consideration.
