REVIEW(USR) QUESTIONNAIRE
The following questions are to be answered and submitted as part of the USR application. If a question does not
pertain to you use,please respond with"not applicable",with an explanation as to why the question is not
applicable.
I. Explain, in detail,the proposed use of the property. We move oil field equipment and there is no
business done on our property we just want to park our 3 semi trucks and trailers
2. Explain how this proposal is consistent with the intent of the Weld County Code,Chapter 22
(Comprehensive Plan). We haven't done anything to change our agriculture. We still cut& bale our
crop and will continue to do so; we don't want to destroy our property.Code allows for this type of
use by special review in the Ag zoned district.
3. Explain how this proposal is consistent with the intent of the Weld County Code,Chapter23 (Zoning)
and the zone district in which it is located. We are zoned Agri and this use is allowed by special review
4. What type of uses surrounds the site? Explain how the proposed use is consistent and compatible with
Surrounding land uses. Rural residences and farming activities,also some oil field traffic,we don't
interfere with the farming activities and we have no impact on our neighbors. Please see attached
letters from neighbors.
5. Describe, in detail,the following:
a. How many people will use this site? Our employees come and pickup up the trucks and go to
• location to work for the day then return to yard and where they leave their personal vehicles
while they are at work.There is no one working on the property we go to locations around
the state to work.
b. How many employees are proposed to be employed at this site? As many as 4 but just to pickup
their trucks and leave for location. No one works on the property,our work is on location.
c. What are the hours of operation? Our drivers will come and start trucks around 6:00am in
morning build up air and leave at 6:30 am.,then when they come in at night around 5:00pm
they will fuel and park trucks taking about 30 minutes so trucks are only running on
property about 1 hour a day. So there is only about 1 hr of activity a day on the property on
a normal work day.
d. What type and how many structures will be erected(built)on this site? N/A we don't require any
structures just a place to park our trucks.
e. What type and how many animals,if any, will be on this site? 1 family dog
f. What kind(type, size, weight)of vehicles will access this site and how often? 3 semi-trucks and
4 trailers,twice a day,weight of 40,000 lbs.(empty weight),varies on how often, sometimes
3 to 5 days a week&sometimes we don't move for a week
g. Who will provide fire protection to the site? Galeton Fire District
h. What is the water source on the property? (Both domestic and irrigation)We have a well but not
for business use. Drivers bring their own water or we have bottled water.
i. What is the sewage disposal system on the property? (Existing and proposed) We have a septic
tank but again not for business use,we do have a port a potty by the shop which is
maintained by Country John's.
j. If storage or warehousing is proposed,what type of items will be stored?N/A again we just want
to park our trucks here we don't require anything to be stored.
6. Explain the proposed landscaping for the site. The landscaping shall be separately submitted as a
landscape plan map as part of the application submittal. N/A,we don't need any landscaping to
• Park our trucks and trailers.

• 7. Explain any proposed reclamation procedures when termination of the Use by Special Review activity
occurs. This area is just like another yard in the area,it has a place to park and that is what this
area will still be.
8. Explain how the storm water drainage will be handled on the site. It goes to the culvert in the ditch
9. Explain how long it will take to construct this site and when construction and landscaping is scheduled to
begin. There isn't any construction or landscaping required to park trucks.
10. Explain where storage and/or stockpile of wastes will occur on site. All that we have for waste is the
used oil from the trucks when we change the oil and that is put into a barrel and picked up by Cox
Oil Company and a new empty one is put in its place and the port-a-potty is maintained by Country
John's.

Chris, we go to location whenever we are needed. Like last week we only moved the trucks
one day, sometimes we can move a rig 6 to 7 day. Depends on how many field moves there
are.
No we don't need a sign just to park our trucks we are promoting a business here we are
just trying to park our trucks here the business in on location.

Ilihad a couple of quick questions re: clarification for your Special Use Permit

1) How many days a week do you operate? (Monday-Friday, Monday-Saturday...)
2) Do you intend to install a sign for the business? If you do you are limited to
the agricultural zone district limitation of 16 square feet. If you are proposing a larger
sign (if any) you will need to submit this request prior to the Board of County
Commissioners hearing.

To Whom It May Concern:
Donn and Mary Lee have been our neighbors for the past 6 years and we have never had
a problem with the way they part their trucks or the noise from the trucks. They always
travel very slowly down the road in front of our house, and they don't use their jake
brakes. We have tank trucks traveling way too fast everyday down this road and they are
more of a problem than Donn and Mary Lee.
They don't bother us in the mornings at all and with two young children if they were too
loud we would know about it. The only time that we hear the trucks is when they are
going to work and we have windows open but even that isn't a problem.
• We can't see their trucks and trailers because they have a shop up between us and them
and when we drive down the road in front of their house the trucks are parked in a line
beside the shop in an orderly fashion. They keep the weeds mowed and the property is
kept nice.
We don't understand why they would need a big shop to hide their business when they
don't have a business on the property, they leave and go move oil equipment on the
location. They just park on their property.
We hope that you will consider giving them a chance to park in their yard because for
them to move to town would be very expensive let alone the lack of yards for them to
move into.
They aren't bothering us at all and we would really like to see you reach a compromise
with them.

To Whom It May Concern:
Donn and Mary Lee have been our neighbors for the past 6 years and we have never had
a problem with the way they park their trucks.
We were told that they are going to need to put up a bigger building or put a fence around
their property and we would like you to know that a fence would block our view and the
larger building to house the trucks and trailers wouldn't fit into our neighborhood.
Donn and Mary Lee put up a nice shop a couple of years ago in scale with everyone
else's property and buildings so that our neighborhood would look nice.
• We would rather look over the trucks and trailers that are parked in line by the shop than
to have our view blocked by a fence or big oversized shop.
They keep the yard nice and the trucks are parked in the same place in a row and that has
never been a problem for any of us here.
We hope that you will consider giving them a variance that allows them to park in their
yard because for them to have to move to town would be very expensive for them since
they are just a small company.

We have been neighbors of Donn and Mary Lee for about 4 years and we have never had
a problem with the way they park their trucks or the way their yard looks. Their yard in
no way depreciates our property; the property to the east of us is what causes concern for
us.
For them to have to put up a big building to hide their commercial business doesn't even
make since because they don't work on the property, their business is on location where
they move the oil field equipment. They always have their place clean, mowed and neat.
They keep the trucks in a line by the shop and they don't block our view to the west of
• us. If they have to put a big shop up that wouldn't be to scale with the neighborhood and
we would much rather see their trucks and trailers than a fence.
We hope that you will consider working with them so that they can continue to park in
their own yard.
They aren't bothering us at all and we would really like it if there could be something
worked out so they can stay.
