On 05/19/07 I mailed a letter to the Weld County Assessors Office. The letter contained information on houses found around the area where we live. In order to compare the six houses and our house, we need something that all houses have in common. All houses have square feet, so this what we used as a common denominator. The letter contained a one page brief summary and all the information to back it up. On 06/28/07 we received a notice of denial from the Office of County Assessor. It stated that: "Your protest of value has been denied due to comparison of other similar properties which sold during the 2005/2006 time period" There was no information sent to back up this statement. In 05/2005 I did some research on property(houses) for sale in and around our house. The prices of houses figured out to be from $90.00 to $112.00 per square foot. This information was supplied to the Weld County Assessors Office at that time. It boils down to this: Our house is small (1483 Sq Ft) I feel a fare value for our house is in the area of$90.00 a square foot. The Assessors Office thinks it value should be $144.00 per square foot. (It would be very hard to find a house similar to ours that has a market value of$144.00 per square foot.) It is closer to the $90.00 range. Even the largest and newer of these houses(MLS ID#499369) is priced at $93.00 per square foot. We (The State of Colorado) are coming out of hard economical times. If anything the housing market has been down. Fewer buyers and more sellers will not cause a house to jump 39%in value. Currently you show our house valued at $104.00 per square foot($155491.00). We feel this is a somewhat higher than it should be based on information found in the MLS listings. $90.00 per square foot would be more in line with houses similar to ours in this area.
