Mayerl Department of Planning Services 915 - 10th Street Greeley, CO 80631 Dear Mr. Mayerl: At your request, I am submitting comments regarding Case Number SE-226 and RE-706 in the SW} of Section 12, T6N, R65W. Applicants desire to transfer surface water to adjoining farmland in order to develop two 21-acre parcels for a rural residence and pasture. I am not familiar with the specific site discussed, but I referred to soil survey sheets for the area and noticed that a small area immediately east of the 42 acres in question is classified as Type 4 (Aquolls and Aquepts, Flooded) which are deep, poorly drained soils. The water table is at or near the surface in Spring and during the peak of the irrigation season. Soils in the area of the two 21-acre parcels are classified as Type 64 (Thedalund loam) which is suited to limited cropping. Over irrigation is a problem and sprinkler irrigation is desirable. Grazing is a suitable use, but grazing management is necessary on this type of soil (as is true for much of Weld County) . The Type 4 classification is a Class VI soil while the Type 64 is a Class IV soil. Class VI is generally unsuitable for cultivation while Class IV soils have very severe limitations. Neither could be classified as prime agricultural land. This information would imply that the proposed plan to remove surface water from the two 21-acre parcels onto the nearby irrigated farm may be appro- priate. Mayerl Department of Planning Services 915 10th Street Greeley, CO 80631 Dear Sir: The attached Application for Subdivision Exemption is for the purpose of letting Leslie and Joan Peterson, property owners of the north property, to purchase part of the property adjacent to the south of them, approxi- mately 24.6 acres, from Union Colony Bank. The Petersons could more readily and efficiently irrigate the subject property than can the Union Colony Bank. The ditch water enters the "Bank's" property along the west side of the "Bank's" property. They then must use a pipeline through a draw to get water to the property which the Peterson's desire. The Petersons, on the other hand, have irrigation water along the north side of the "Bank's" property. By the Petersons farming and irrigating the subject 24.6 acres, both parties may do an easier and more effective job of irrigating both parcels of land. Thank you for your assistance in this matter.
