RE: APPROVAL OF SUBDIVISION EXEMPTION NO. 121 - GLADYS ULRICH
AND MAX ULRICH.

WHEREAS, the Board of County Commissioners of Weld County,

Colorado, pursuant to Colorado statute and the Weld County Home
c Rule Charter, is vested with the authority of administering the
affairs of Weld County, Colorado, and
WHEREAS, the Board of County Commissioners of Weld County,
Colorado has reviewed the request of Gladys Ulrich and Max Ulrich
for an exemption from the definitions of "subdivision" and "sub-

divided land" in Section 30-28-101 (10) , CRS 1973, as amended
and Section 2-1 of the Weld County Subdivision Regulations, and
WHEREAS, the Board of County Commissioners finds that Gladys
Ulrich and Max Ulrich are the owners of certain parcels of land
located in Section 21 , Township 4 North, Range 65 West of the
6th P.M. , Weld County, Colorado. Gladys Ulrich presently owns
a 3. 397-acre parcel of which half is irrigated (and farmed by
Max Ulrich. ) Max Ulrich currently owns a 79-acre parcel of
which a portion to the South of Gladys Ulrich' s property is a
dryland hill . Mrs. Ulrich wishes to exchange her irrigated land
for a portion of the dryland hill to the south. This request
will simply involve changing existing lot lines . The legal
descriptions of the property involved in this request are as
follows :
A parcel of land located in the NE4 of Sec-
tion 21 , Township 4 North, Range 65 West of
the 6th P.M. , Weld County, Colorado being
more particularly described as follows :
Beginning at the Nq Corner of said Section
21 and considering the North line of the NEa
of said Section 21 as bearing South 90°00 ' 00"
West, with all other bearings contained herein
relative thereto;
Thence South 00°56 ' 05" West, 720 . 00 feet;
Thence North 89°50 ' 38" East, 289 . 60 feet;
Thence North 18°06 ' 34" West, 335.80 feet;
Thence North 00°56 ' 05" East, 400 . 00 feet;

Section 30-28-101 (10) , CRS 1973, as amended, and Section 2 .1 of
the Weld County Subdivision Regulations.
The above and foregoing Resolution was, on motion duly made
and seconded, adopted by the following vote on the 27th day of
August, A.D. , 1980.

Location of Property: 2 miles south and 11 miles east of the town of La Salle
The owners of the property described above have requested an exemption from
Section 2-1 of the Weld County Subdivision Regulations adopted August 30, 1972.
The Department of Planning Services staff has reviewed this request and
recunnends that the request be approved for the followings reasons:

This request will simply involve changing existing lot lines. Mrs. Gladys
Ulrich presently owns a 3.397 acre parcel, of which half is irrigated land
farmed by Mr. Max Ulrich. Mr. Ulrich presently owns a 79 acre parcel of which
a portion to the south of Mrs. Ulrich's property is a dryland hill. Mrs. Ulrich
wishes to exchange her irrigated land for a portion of the dryland hill to the
south. It is the opinion of the Department of Planning Services Staff that this
request would provide for more efficient farming operations. No new parcels
eligible for building permits are being created.
