Dear Weld County Board of Commissioners:
Please find enclosed a copy of the Meadow Mobile Home Village Annexation
Impact Report. This property is located at 101 E. 20th Street, Greeley,
Colorado or generally east of 1st Avenue and north of E. 20th Street.
This document fulfills the statutory requirement pursuant to C.R.S. 31-12-
108.5 of filing one copy of the annexation impact report with the board of
county commissioners governing the area proposed to be annexed. This is
a City of Greeley initiated enclave annexation pursuant to the authority
granted by C.R.S. 31-12-106.
The Greeley City Council will consider this item on Tuesday, August 21,
2007 during their regular public meeting starting at 6:30 p.m. at 919 7th
Street.

INTENDED/PROPOSED USES: The entire enclave annexation is developed
as a mobile home community. No change is
the land use on this property is expected.
Annexation Impact Report 1 Meadow Mobile Home Village Annexation
COMPREHENSIVE PLAN: The site is entirely within the Long-Range
Expected Growth Area(LREGA), the Mid
Range Expected Service Area(MRESA)
and the Municipal Service Suitability Area
(MSSA). A full level of urban services are
currently available to the site.
ANALYSIS: The area of annexation has been an enclave
of the City of Greeley since 2000. This
meets the Colorado Revised Statute 31-12-
106 three year standard regarding enclave
annexations.
The annexation will not further extend the
external boundary of the City.
The property currently uses City of Greeley
water and sanitary sewer service.
This annexation will create no immediate
impact to the local school district.
The annexation of this site into the City
would be consistent with present growth
patterns and Comprehensive Plan policies.
There is clear evidence that this site shares a
common interest with the City's future
development. The requirements of State
statutes and City of Greeley guidelines for
annexation appear to have been met by this
annexation.

Sixth Principal Meridian, Weld County, Colorado according to the
Subdivision of Lands by the Union Colony of Colorado except for East 20th
Street Right of Way previously annexed and further described as follows:
Commencing at the Southwest Corner of said Section 9 and considering the

101 East 20`h Street, known as the Meadow Mobile Home Village Enclave Annexation.
Your taxing jurisdiction/district is listed as being one of which the territory proposed for annexation is a
part. The public hearing will be held on Tuesday, August 21, 2007, to determine whether this property is
eligible for annexation.

NOTICE OF PROPOSED ANNEXATION
Notice is hereby given that the City Council of the City of Greeley, Colorado, will hold a public
hearing on a proposed ordinance to annex territory to the City of Greeley. The hearing will be
held on August 21, 2007, in the City Council Chambers of the Public Safety Building, 919 7th
Street, in the City of Greeley, Colorado, beginning at 6:30 p.m. or as soon thereafter as the
matter can be heard by the City Council. The purpose of the hearing is to determine whether
said territory, the location of which is described below, is to be annexed.
The "MEADOW MOBILE HOME VILLAGE ENCLAVE ANNEXATION", LOCATED AT
101 EAST 20TH STREET described more specifically as:

mobile home owners. The address is 101 E. 20th Street with a space number.
8. Description of property and intended use
The property is an established mobile home community with approximately 66 dwelling
units. The existing use will continue for the foreseeable future. The existing zoning is R-5
in un-incorporated Weld County. If annexed the property will likely be zone RMH
(Residential Mobile Home). The property is currently in Weld School District#6. No
new students will be generated by this annexation.
