SITE SPECIFIC DEVELOPMENT PLAN AND USE BY SPECIAL
REVIEW (USR) QUESTIONNAIRE
The following questions are to be answered and submitted as part of the USR application. If a question does not
pertain to your use, please respond with "not applicable", with an explanation as to why the question is not
applicable.
1. Explain, in detail, the proposed use of the property.
2. Explain how this proposal is consistent with the intent of the Weld County Code, Chapter 22
(Comprehensive Plan).
3. Explain how this proposal is consistent with the intent of the Weld County Code, Chapter 23 (Zoning)and
the zone district in which it is located.
4. What type of uses surround the site? Explain how the proposed use is consistent and compatible with
surrounding land uses.
5. Describe, in detail, the following:
a. How many people will use this site?
b. How many employees are proposed to be employed at this site?
c. What are the hours of operation?
d. What type and how many structures will be erected (built) on this site?
e. What type and how many animals, if any, will be on this site?
f. • What kind (type, size, weight) of vehicles will access this site and how often?
g. Who will provide fire protection to the site?
h. What is the water source on the property? (Both domestic and irrigation).
What is the sewage disposal system on the property? (Existing and proposed).

6. Explain the proposed landscaping for the site. The landscaping shall be separately submitted as a
landscape plan map as part of the application submittal.

occurs.
8. Explain how the storm water drainage will be handled on the site.
9. Explain how long it will take to construct this site and when construction and landscaping is scheduled to
begin.
10. Explain where storage and/or stockpile of wastes will occur on this site.

Answers to Site Specific Development Plan and Use by Special Review (USR)
Questionnaire
1. Outside storage of recreation vehicles, boats, and operational automobiles.
Only operable vehicles will be stored. Possible future mini warehouse storage
buildings, if constructed, will be used to store miscellaneous household items.
No hazardous materials will be permitted.
2. This proposal allows for the right to utilize our property in the highest and
best use while respecting and maintaining our agricultural traditions. This
proposal will help alleviate parking issues in the surrounding community.
This will also increase Weld County's tax base.
3. Surrounding area is residential, agricultural row crops, a city park and pasture
land.
4. A. Based upon other storage businesses, we anticipate between 8 and
12 visitors per day..
B. 0 employees. Justin and Wendy Markwardt, owners, will operate
the site.
C. 10:00 to 2:00 Monday, Wednesday, and Friday.
D. Our initial plan is to develop a RV parking facility. We believe a
mini warehouse facility may be a possible extension of this
business.
E. 5 riding horses currently reside at 4804 F St.
F. Recreational vehicles, boats and trailers, and operational motor
vehicles.
G. Union Colony Fire District currently provides coverage.
H. Full use well permit and 1 share of Greeley Irrigation Ditch#3.
I. Existing septic system and leaching system.
J. All vehicles stored will be operational. Mini warehousing will
store personal household items. Hazardous material will not be
permitted.
6 A 30' buffer between F. St. and our proposed storage area will be xeriscaped
and maintained. We will use this buffer to block public view of our site. We
will have a 6 ft fence to help block public view.
7 When terminated, we will be able to return this land to its current use. Any
buildings that are built could also be used for agricultural uses.
8 Natural drainage will work well for this site. We will have crushed rock or
recycled asphalt on designated travel routes.
9 Construction will be completed within 45 days. Landscaping will begin
March 15, 2006.
10 No servicing or repair work will be allowed so no waste is anticipated.
Regular trash removal for normal refuse will be necessary and will be
provided.
