Appeal of 2007 real property assessment

I disagree with the revised adjustment value of$379,939.
The notice states that this value was arrived at by new information. It
does not say what information, and I have researched this again with the
help of a friend in real estate and cannot justify this value. There are no
realistic comparables; Non-farmable land, a marsh without water rights,
with a small old house is simply not a "hot" item.
I've seen similar farmhouses with for sale signs out front and they just sit
there "for sale." From a "market approach" I don't think my property has
gone up in value at all. Maybe it's even gone down since everything is
older and more run down.
The instructions on the petition say I must state my opinion of value in
terms of a specific dollar amount. I've tried to research this but there isn't
much to gauge off. Since no one wants an old house, a probable buyer
would want to tear it down and build a new one, a mansion, like we're
seeing every where. So based on the actual property, if you didn't care
about farming, the value might be between $175,000 and $215,000. I
based that on parcels, over 70 acres, sold 2/05 and 5/05.

Appeal of 2007 real property assessment I

I disagree with the increase in value.
I've attached a copy of my letter appealing the 2001 tax assessment. Please
read it first. All of what I said at that time still applies (except for the
assessed value being placed on it, which is now $522,387!) My property is
still primarily a cattail marsh, and the neighbors still ride their dirt bikes.
A friend in real estate looked for some comparable listings. Of course there
were none just like my property, but she sent several that she thought
reflected the value. I've included these. It looks like my property hasn't
increased in value at all. These other properties had big homes and usable
land to be of greater value; the one priced closest to my appraised value was:
68 acres with water rights and a 5 bedroom, 3 bath, 4704 sq ft house! It
sold for $495,000. The one most like mine (except the house is still twice a
big) sold for $275,000.

sold for even the prior value of $4000 .
