RE: GRANT REQUEST TO PREADVERTISE CHANGE OF ZONE, PZ #1129, FROM
THE A (AGRICULTURAL) ZONE DISTRICT TO THE PUD (PLANNED UNIT
DEVELOPMENT) ZONE DISTRICT - SERBOUSEK FAMILY, LLC
WHEREAS,the Board of County Commissioners of Weld County, Colorado, pursuant to
Colorado statute and the Weld County Home Rule Charter, is vested with the authority of
administering the affairs of Weld County, Colorado, and
WHEREAS,the Board has received a request from Serbousek Family, LLC, Attn: Chris
Serbousek, 7471 County Road 74, Windsor, Colorado 80550, do Merrick and Company,
2540 South Peoria Street, Aurora, Colorado, 80014, for preadvertisement of an application for
Change of Zone, PZ #1129, from the A (Agricultural) Zone District to the PUD (Planned Unit
Development)Zone District for eight(8)residential lots with E(Estate)Zone uses,along with 7.071
acres of open space, and
WHEREAS,said property is described as Lot A of Recorded Exemption#4545; being part
of the E1/2SW1/4 of Section 32, Township 7 North, Range 67 West of the 6th P.M.,Weld County,
Colorado, and
WHEREAS,after study and review the Board deems it advisable to grant said request,with
the hearing date to be set as September 5, 2007, at 10:00 a.m.
NOW,THEREFORE,BE IT RESOLVED by the Board of County Commissioners of Weld
County, Colorado,that the request from Serbousek Family, LLC,Attn:Chris Serbousek,c/o Merrick
and Company, for preadvertisement of an application for Change of Zone, PZ#1129, from the
A (Agricultural) Zone District to the PUD (Planned Unit Development) Zone District for eight (8)
residential lots with E(Estate)Zone uses,along with 7.071 acres of open space,be,and hereby is,
granted.
BE IT FURTHER RESOLVED by the Board that the hearing date to consider said request
be, and hereby is, set as September 5, 2007, at 10:00 a.m.

SUBJECT: Pre-advertisement for PZ-1129 (Homestead PUD)
Todd Hepworth - Merrick and Company, on behalf of Chris Serbousek - the applicant, has
requested a pre-Advertisement hearing before the Board of County Commissioners.
The case is described as follows:
A change of zone from A(Agricultural) to PUD for eight (8) residential lots for E(Estate) uses
along with 7.071 acres of open space.
This case is scheduled to be heard by the Planning Commission on August 7, 2007. The
earliest Board of County Commissioners hearing date available for this case is August 29,
2007. The Department of Planning Services has no opposition to the applicant's request of a
pre-advertisement hearing. The soonest hearing date available is September 5, 2007.
However, it should be noted that the applicant still needs to apply for final plat approval if the
change of zone application is approved. Planning staff is recommending that the final plat
application be heard by the Board of County Commissioners.

Due to rapidly changing bid prices and the owner having received quotations effective through
December 31, 2007, we are requesting authorization from the County Planning Department for
pre-advertisement. Granting this request will assist Mr. Serbousek in budgeting and securing a
favorable construction cost.
Please find attached a check in the amount of$100.00 for the fee associated with this request.
