The streets are indicated on the attached vicinity map. City of Greeley water and sewer lines are indicated on attached exhibits. The enclave consists of 90 parcels. There are 89 dwelling units within the enclave. All but one of the parcels is developed with single-family homes. Twenty-seven properties are served by City of Greeley water service. The remaining properties are currently served by the North Weld Water District. One property (1241 71s`Avenue) is served by City of Greeley sewer. Properties within the Knaus Enclave are currently zoned R-1 (Low Density Residential). All other properties are zoned Weld County A (Agricultural). There are no properties within the enclave with commercial or industrial principal uses. This annexation will create no impact to the local school district as the properties are already developed. Further subdivision and development within the enclave could be possible in the future. There are some large parcels that could be further subdivided and developed in the future. COMPREHENSIVE PLAN The entire site lies within the Long-Range Expected Growth(LREGAI,Urban Growth Area(UGA),and Mid-Range Expected Service Area(MRESA). Properties east of 83`d Avenue are inside the Municipal Services Suitability Area(MSSA) and properties west of 83"Avenue are outside of the MSSA. ANALYSIS The area of annexation has been an enclave of the City of Greeley since 2001. This meets the Colorado Revised Statute 31-12-106 three year standard regarding enclave annexations. The annexation will not further extend the external boundary of the City. This annexation will create no impact to the local school district as the properties are already developed. Further subdivision and development within the enclave could be possible in the future. The annexation of this site into the City would be consistent with present growth patterns and Comprehensive Plan policies. There is clear evidence that this site shares a common interest with the City's future. The requirements of State statutes and City of Greeley guidelines for annexation appear to have been met by this annexation. There are some large parcels that could be further subdivided and developed in the future. COMPREHENSIVE PLAN The entire site lies within the Long-Range Expected Growth (LREGA), Urban Growth Area(UGA), and Mid-Range Expected Service Area(MRESA). Properties east of 83rd Avenue are inside the Municipal Services Suitability Area(MSSA) and properties west of 83`d Avenue are outside of the MSSA. ANALYSIS The area of annexation has been an enclave of the City of Greeley since 2001. This meets the Colorado Revised Statute 31-12-106 three year standard regarding enclave annexations. The annexation will not further extend the external boundary of the City. This annexation will create no impact to the local school district as the properties are already developed. Further subdivision and development within the enclave could be possible in the future. The annexation of this site into the City would be consistent with present growth patterns and Comprehensive Plan policies. There is clear evidence that this site shares a common interest with the City's future. The requirements of State statutes and City of Greeley guidelines for annexation appear to have been met by this annexation.
