The Greeley City Council will hold a public hearing on a proposed ordinance to annex territory
located generally east and west of 71°`Avenue between 10`h and 18th Streets known as the Knaus
Enclave Annexation.
Your taxing jurisdiction/district is listed as being one of which the territory proposed for
annexation is a part. The public hearing will be held on Tuesday, February 20, 2007, to
determine whether this property is eligible for annexation.
A copy of the notice of public hearing and a copy of the annexation information are attached.

NOTICE OF PROPOSED ANNEXATION
Notice is hereby given that the City Council of the City of Greeley, Colorado, will hold a public
hearing on a proposed ordinance to annex territory to the City of Greeley. The hearing will be
held on February 20, 2007, in the City Council Chambers of the Public Safety Building, 919 7th
Street, in the City of Greeley, Colorado, beginning at 6:30 p.m. or as soon thereafter as the
matter can be heard by the City Council. The purpose of the hearing is to determine whether
said territory, the location of which is described below, is to be annexed.
The "KNAUS ENCLAVE ANNEXATION", LOCATED GENERALLY EAST AND WEST
OF 71ST AVENUE BETWEEN 10TH STREET AND 18TH STREET, also described more
specifically as:
A tract of land located in the East Half of Section 8 and in the West Half of Section 9, Township
5 North, Range 66 West of the Sixth Principal Meridian, Weld County, Colorado and further

The streets are indicated on the attached vicinity map. City of Greeley water and sewer lines are
indicated on attached exhibits.
The enclave consists of 90 parcels. There are 89 dwelling units within the enclave. All but one of
the parcels is developed with single-family homes. Twenty-seven properties are served by City of
Greeley water service. The remaining properties are currently served by the North Weld Water
District. One property (1241 71s`Avenue) is served by City of Greeley sewer.
Properties within the Knaus Enclave are currently zoned R-1 (Low Density Residential). All other
properties are zoned Weld County A (Agricultural).
There are no properties within the enclave with commercial or industrial principal uses.
This annexation will create no impact to the local school district as the properties are already
developed. Further subdivision and development within the enclave could be possible in the future.

INTENDED/PROPOSED USES The majority of the properties proposed for
annexation are already developed. There are some
large parcels that could be further subdivided and
developed in the future.
COMPREHENSIVE PLAN The entire site lies within the Long-Range Expected
Growth(LREGAI,Urban Growth Area(UGA),and
Mid-Range Expected Service Area(MRESA).
Properties east of 83`d Avenue are inside the
Municipal Services Suitability Area(MSSA) and
properties west of 83"Avenue are outside of the
MSSA.
ANALYSIS The area of annexation has been an enclave of the
City of Greeley since 2001. This meets the Colorado
Revised Statute 31-12-106 three year standard
regarding enclave annexations.
The annexation will not further extend the external
boundary of the City.
This annexation will create no impact to the local
school district as the properties are already
developed. Further subdivision and development
within the enclave could be possible in the future.
The annexation of this site into the City would be
consistent with present growth patterns and
Comprehensive Plan policies. There is clear
evidence that this site shares a common interest
with the City's future. The requirements of State
statutes and City of Greeley guidelines for
annexation appear to have been met by this
annexation.

INTENDED/PROPOSED USES The majority of the properties proposed for
annexation are already developed. There are some
large parcels that could be further subdivided and
developed in the future.
COMPREHENSIVE PLAN The entire site lies within the Long-Range Expected
Growth (LREGA), Urban Growth Area(UGA), and
Mid-Range Expected Service Area(MRESA).
Properties east of 83rd Avenue are inside the
Municipal Services Suitability Area(MSSA) and
properties west of 83`d Avenue are outside of the
MSSA.
ANALYSIS The area of annexation has been an enclave of the
City of Greeley since 2001. This meets the Colorado
Revised Statute 31-12-106 three year standard
regarding enclave annexations.
The annexation will not further extend the external
boundary of the City.
This annexation will create no impact to the local
school district as the properties are already
developed. Further subdivision and development
within the enclave could be possible in the future.
The annexation of this site into the City would be
consistent with present growth patterns and
Comprehensive Plan policies. There is clear
evidence that this site shares a common interest
with the City's future. The requirements of State
statutes and City of Greeley guidelines for
annexation appear to have been met by this
annexation.
