SUBJECT: Correction 3rd AMUSR-1002
The Department of Planning Services requests that the following items be added to the
Development Standards new number 18 and renumber accordingly

18.All potentially hazardous chemicals must be stored and handled in a safe
manner in accordance with product labeling and in a manner that minimizes
the release of hazardous air pollutants (HAP's) and volatile organic
compounds (VOC's). (Department of Public Health and Environment)
19.If applicable, the applicant shall obtain a stormwater discharge permit from
the Colorado Department of Public Health & Environment, Water Quality
Control Division. (Department of Public Health and Environment)
20.The operation shall comply with all applicable rules and regulations of the
State and Federal agencies and the Weld County Code. (Department of

Encana Oil & Gas Inc.
In our design review meeting, we asked the applicant to provide a plat drawing to scale. A new
plat drawing dated January 11, 2007, was provided. WCR 22 is designated as a strategic
roadway requiring a 140-foot right-of-way at full build out. There is presently a 60-foot right-of-
way. The applicant needs to identify the future right-of-way on the plat drawing showing the 70-
foot right-of-way from the centerline/section line of WCR 22. These items need to be placed on
the plat drawing as to determine setbacks and future rights-of-way.
Once these items have clearly been identified on the plat drawing, please resubmit for
verification. The future right-of-way should be identified and labeled as "reserved for future
widening". The idea of placing right-of-way and future right-of-way is that the applicant will not
build any permanent structures within this right-of-way.
