For clarification - the north parcel that was taken through quiet title, REC # 3151484 was already zoned C-3 being part of the larger parcel # 121107300048 noted as C-3, Z-76 on the zoning map. Assuming then that no zoning change is required, it was taken off this submittal. The other comments referred to building and fire issues that cannot be completed until the use is finalized and the actual. improvements are submitted and reviewed under commercial code. Both agencies will review site plan and building design for permits and approvals when the commercial building permit application and site plan are submitted - after the zoning change. If there is other requirements - please clarify as we are interested in full compliance - but need to follow procedures. I don't know what the existing ROW is, but that information is available from our ROW section. call Dave Mantych and he can have someone from his staff look that up. His number is #350-2128. The projected need would be 100' either side of the highway centerline (mainline US 85) . There may already be sufficient ROW out there, but if not, we ask that the County help us by having the property either reserved or dedicated for future widening. As for access, do not show any new access(es) on the plat. We can consider them in the future if one were deemed necessary, but that can be down the line. Hopefully, this helps.
