COLORADO
Weld County Public Works Department has reviewed this Final Plan (PF) request. Comments and
concerns identified during this phase of the process may not be all-inclusive, as other concerns or issues
may arise during the remaining application process.
Comments
The following concerns identified by Weld County Public Works shall be resolved prior to
recording the Final Plat:
Please return all redline copies upon resubmittal.
Drainage Report:
1. Please have the off-site flows from the pond discharge through the emergency spillway not the orifice
plat. Only the 5-yr historic release rate 3.12 cfs shall discharge through the orifice plat, resize the
• orifice plate.
2. Indicate where the calculations for the discharge flows at the emergency spillway come from.
3. Please show the flow rate calculations for the swales. Indicate the freeboard for each swale.
4. Please show the calculations for driveway culverts to each lot and include a schedule of the size and
what lot it is associated with on the construction plans.
5. Please correct all redlines within the Drainage Report.
The Final Drainage Report must be stamped, signed and sealed by a Professional Engineer licensed to practice
in the State of Colorado prior to recording the final plat.
Construction Plans:
The Construction Drawings must be stamped, signed and sealed by a Professional Engineer licensed to practice
in the State of Colorado prior to recording the final plat.
1. Please include the asphalt and road base thickness dimensions on the Typical Road Section along with
the Geotech Report number, and date.
2. Please add a straw bale detail and show on the Erosion Control plan.\
3. What type of pipe is the outlet pipe from the pond?
4. Please address and resolve all red line comments in the Construction Drawings.
Plat:
I. Please have all swales within drainage easements show these drainage easement on the Plat.
2. As stated in the May 16, 2007, review memo from Brian K. Varrella, Weld County Public Works,
"Intersection sight distance triangles at the development entrance will be required." Please show them
on the Plat.
• 3. Please address and resolve all red line comments in the Plat Drawings.

General Comments:
• 1. An On-Site agreement was submitted with the last submittal. There needs to be a cost associated with
each project item being constructed even though the Applicant is doing the work. The collateral is
required in the event the Applicant cannot finish the project and the County would be required to finish
the project. These agreements must be reviewed by Public Works and shall be approved by the Board
of County Commissioners(BOCC) prior to recording any Final Plat."
Recommendation
The applicant shall address the comments listed above. The review process will continue only when all
appropriate elements have been submitted. Issues of concern must be resolved with the Public Works
Department prior to recording the Final Plat. *
