RE: APPROVE PETITION FOR ABATEMENT OR REFUND OF TAXES-ANDREW WINFREY
WHEREAS, the Board of County Commissioners of Weld County, Colorado, pursuant to
Colorado statute and the Weld County Home Rule Charter, is vested with the authority of
administering the affairs of Weld County, Colorado, and
WHEREAS, the Board of County Commissioners of Weld County, State of Colorado, at a
duly and lawfully called regular meeting held on the 17th day of March, 2008, at which meeting
there were present the following members: Chair William H. Jerke and Commissioners David E.
Long, and William F. Garcia, with Commissioners Robert D. Masden and Douglas Rademacher
being excused, and
WHEREAS, notice of such meeting and an opportunity to be present has been given to the
taxpayer and the Assessor of said County, with said Assessor, Christopher Woodruff, being
present, and taxpayer Andrew Winfrey, not being present, and
WHEREAS, the Board of County Commissioners have carefully considered the attached
petition, and are fully advised in relation thereto.
NOW, THEREFORE, BE IT RESOLVED by the Board of County Commissioners of Weld
County, Colorado, that the Board concurs with the recommendation of the assessor and the
petition be and hereby is, approved, and an abatement or refund be allowed as follows:

In December 2007 Mr. Winfrey requested an inspection of the property at 4784 12 CR,
R0277495. Wade Melies, a commercial appraiser inspected the property December 13,
2007. During the inspection I was escorted around the property by the former resident
who stated he live in the house and was living there at the time of the fire. A fire
occurred in December of 2006 in which the flew cause a fire between the first and second
floors. The fire gutted an upstairs bedroom and part of a hallway. There is some water
damage to a first floor room.
For 2006 Mr. Winfrey is requesting the house be classified as residential instead of
commercial office.
For 2007 Mr. Winfrey is requesting the house be classified as residential instead of
commercial office and some value be reduce because of the fire.
We concur with Mr. Winfrey's request and propose the following;

RE: SCHEDULE NUMBER R0277495 (2006 and 2007)
Dear Property Owner:
This is to advise you that the Weld County Board of Commissioners will hear your petition for
abatement or refund of taxes on the property described as: 4784 County Road 12, Dacono,
Colorado 80514. The meeting is scheduled for March 17, 2008, at 9:00 a.m., in the First Floor
Meeting Room, Weld County Centennial Center, 915 10th Street, Greeley, Colorado.
The Assessor is recommending that the Board approve your petition. You are not required to be
present at this hearing, however, this is your opportunity to have your position heard, especially if
your position is opposed to the Assessor's recommendation. If you intend to submit any
documentation in support of your position for this hearing, all such documentation must be
submitted to the Office of the Clerk to the Board and to the Weld County Assessor's Office at least
seven calendar days prior to the meeting date in order for it to be considered at the scheduled
hearing.
