EASEMENT AGREEMENT

AGREEMENT is made this (p day of January, 2000 , by and
between Tammy L. Coleman, whose legal address is 17216 Weld County
Road 13 , Platteville, Colorado 80651, (hereinafter called
"Grantor" ) , and Steven J. Seewald and Meryl Lee Seewald, Trustees
of the Steve and Meryl Lee Seewald Living Trust Dated March 23 ,
1994 (hereinafter collectively called "Grantee" ) .
WITNESSETH:
FOR AND IN CONSIDERATION of the sum of Ten and no/100 Dollars
($10 . 00) and other good and valuable consideration, the receipt and
sufficiency of which is hereby acknowledged, the parties agree as
follows :
1 . Grantor hereby grants to Grantee a perpetual easement
over, on and across the following described parcel of real property
situate in the County of Weld, State of Colorado, to wit :
Lot • , Recorded Exemption No . 1209-06-3-RE1710 , being a part
• e South 1/2 of the SW1/4 of Section 6, Township 3 North,
Range 67 West of the 6th P.M. , Weld County, Colorado, per map
• recorded October 3 , 1995 in Book 1513 as Reception No .
2458110 .
2 . This Easement presently comprises a strip of land twenty
feet in width along the entire northernmost edge of the property,
and a strip of land twenty feet in width along the entire
westernmost edge of the property, as further depicted on Attachment
A attached hereto.
3 . This Easement is for the purpose of ingress and egress,
and the use, operation, maintenance, repair, replacement or
modification of the existing water pipeline presently lying along
the north and west edges of the property, and is for the benefit of
and appurtenant to the following described parcel of land situate
in the County of Weld, State of Colorado, to wit :
Lot B, Recorded Exemption No . 1209-06-3-RE1710, being a part
of the South 1/2 of the SW1/4 of Section 6, Township 3 North,
Range 67 West of the 6th P .M. , Weld County, Colorado, per map
recorded October 3 , 1995 in Book 1513 as Reception No.
2458110 .
4 . This easement is perpetual in nature, and is a covenant
running with the land for the benefit of the Grantees, and their
heirs, assignees and successors in interest forever.
• 5 . This Agreement shall bind and inure to the successors ,
assigns and representatives of the Parties hereto.
