INTENDED/PROPOSED USES The subject enclave area is currently developed
with residential uses. The City of Greeley will
pursue establishing R-L (Residential Low Density)
zoning for the properties. The properties must be
zoned within 90 days of annexation. The specific
zoning request will be evaluated during that
process.
COMPREHENSIVE PLAN The properties are entirely within the City of
Greeley's Long-Range Expected Growth Area
(LREGA), Urban Growth Area (UGA), the
Municipal Services Suitability Area(MSSA), and
Mid-Range Expected Service Area(MRESA). A
full level of urban services is currently available to
the enclave.
ANALYSIS As an enclave, the properties are enclosed entirely
by the municipal boundaries of the City of Greeley,
which gives the annexation 100% contiguity with
the City boundaries. The area of annexation has
been an enclave of the City of Greeley since 1999.
The annexation will not further extend the
municipal boundary of the City of Greeley in any
direction.
The annexation of this enclave into the City would
be consistent with present growth patterns and
Comprehensive Plan policies. There is evidence that
this enclave shares a common interest with the
City's future. The requirements of State Statutes
and City of Greeley guidelines for annexation
appear to have been met by this requested
annexation.

Quarter of Section 33, Township 6 North, Range 66 West of the Sixth Principal
Meridian, Weld County, Colorado and more particularly described as follows:

The Greeley City Council will hold a public hearing on a proposed ordinance to annex territory located
generally at 7l" Avenue and C Street, known as the JB Enclave Annexation.
Your taxing jurisdiction/district is listed as being one of which the territory proposed for annexation is a
part. The public hearing will be held on Tuesday, April 15, 2008, to determine whether this property is
eligible for annexation.
A copy of the notice of public hearing and a copy of the annexation information are attached. As indicated

NOTICE OF PROPOSED ANNEXATION
Notice is hereby given that the City Council of the City of Greeley, Colorado, will hold a public
hearing on a proposed ordinance to annex territory to the City of Greeley. The hearing will be
held on April 15, 2008, in the City Council Chambers of the Lincoln Park Annex Building, 919
7th Street, in the City of Greeley, Colorado, beginning at 6:30 p.m. or as soon thereafter as the
matter can be heard by the City Council. The purpose of the hearing is to determine whether
said territory, the location of which is described below, is to be annexed.
The "JB ENCLAVE ANNEXATION", LOCATED AT 715T AVENUE AND C STREET
described more specifically as:
A tract of land located in the Southeast Quarter of Section 32 and in the Southwest Quarter of

#8 Description of the intended use and development of the territory proposed for
annexation:
A portion of 715' Avenue goes through this annexation and a portion of"C" Street
is the south boundary of the annexation.
The proposed land use will remain in the current residential use.
There is not any commercial or industrial uses part of this annexation.
There are only three residential structures with this annexation. The estimated
number of school students should be minimal.
As stated above there are three dwellings units as part of this annexation.
