The Assessor's office has assessed it for $530,653 and we believe the value should be $462,000. The Assessor's office is using the incorrect square feet of the home in their assessment. Architect plans are available but are too large to send with this letter. If needed, copies will be provided to you if so requested. The attached sheets show comparisons that we used to arrive at our value. Our home was finished in December 2007 and sits on one acre. According to the architect plans it has 2,451 square feet on main floor and 2,224 the basement. On the main floor there are two bedrooms, two full baths, one half bath, laundry room, kitchen, dining room, office, great room and a sun room. The basement is unfinished except for a'/4 bath which occupies about 48 square feet. The Assessor's office reports that the home has 2,529 square feet on main floor and 2,478 square feet in the basement which is incorrect. Not knowing how the Assessor's office calculated the assessment or which comparison they used, we will explain our methods used to show the comparisons. We understand it would be impossible to find an exact duplicate of our home, we have used the following assumptions: 1. We could not locate any comparisons with only 1 acre but used comparisons with more acreage but assumed extra land will off set difference in age of our home. 2. We spoke to various contractors and used the assumption that the cost to finish a basement would be $40 per square foot. 3. We arrived at the square foot cost of the comparables by dividing the sales price by the total square feet in the home. We then used that square foot cost to estimate the value of our home. We then deducted the estimated value of the comparables finished basement and added the value of our 48 SF to arrive at the estimated value of our home. Using the above mentioned assumptions and the attached comparisons, we believe our assessed valuation should be $462,000. It is located in an established neighborhood on 2 acres. Built in 1996 it is a ranch with 1,872 SF on main floor and 1,856 SF in basement which 1,667 is finished Total garage SF is 1,704 and property is landscaped. Total SF is 3,728 of which 3,539 SF is finished or 95%is finished. 941 Ventana Ct, Windsor, CO #080709003005 is located about 3/4 miles from our house. It sold March 10, 2006 for $589,900. It is located in a fairly new subdivision similar to ours on 1.35 acres. Built in 2005 it is a ranch with 2,599 SF on the main floor and 2,599 SF in the basement which 2,327 SF is finished. Total SF for garage is 1,897.
