MULTIPLE SINGLE-FAMILY DWELLING UNITS PER LOT OTHER THAN THOSE
PERMITTED UNDER SECTION 23-3-20.A OF THE WELD COUNTY CODE, AND
MULTI-FAMILY DWELLING UNITS FOR PERSONS PRINCIPALLY EMPLOYED AT, OR
ENGAGED IN, FARMING, RANCHING, OR GARDENING, IN THE A (AGRICULTURAL)
ZONE DISTRICT- AURORA DAIRY CORPORATION
A public hearing was conducted on February 20, 2008, at 10:00 a.m., with the following present:
Commissioner William H. Jerke, Chair
Commissioner Robert D. Masden, Pro-Tem
Commissioner William F. Garcia
Commissioner David E. Long
Commissioner Douglas Rademacher
Also present:
Acting Clerk to the Board, Jennifer VanEgdom
County Attorney, Bruce Barker
Planning Department representative, Chris Gathman
The following business was transacted:
I hereby certify that pursuant to a notice dated February 1, 2008, and duly published February 6,
2008, in the Fort Lupton Press, a public hearing was conducted to consider the request of Aurora
Dairy Corporation for a Site Specific Development Plan and Use by Special Review Permit#1625
for an Agricultural Service Establishment primarily engaged in performing agricultural, animal
husbandry, or horticultural services on a fee or contract basis, including: Veterinary Clinics or
Hospitals, a Livestock Confinement Operation for a 3,000-head Dairy, multiple single-family
dwelling units per lot other than those permitted under Section 23-3-20.A of the Weld County Code,
and multi-family dwelling units for persons principally employed at, or engaged in, farming,
ranching, or gardening, in the A(Agricultural)Zone District. Bruce Barker, County Attorney, made
this a matter of record. Chris Gathman, Department of Planning Services, stated the applicant's
representative has provided an E-mail,dated February 19, 2008, and marked Exhibit E, requesting
a continuance of the matter for approximately one month, due to a change in representation.
Ken Lind, Attorney, represented the applicant and stated the applicant has experienced recent
changes in its' operations, and his firm has now been assigned the primary responsibilities for the
representation of three upcoming applications for Use by Special Review Permits. He stated he
is requesting the one-month continuance in order to review the file to ensure he is familiar with the
information contained within the file. He further stated he realizes a continuance creates an
inconvenience for the citizens wishing to express their opinions regarding the application, and he
will take whatever steps are necessary to reduce the burden. He requested a continuance of the

matter to March 19, 2008, at 10:00 a.m. In response to Chair Jerke, Ms. VanEgdom indicated the
date of March 19, 2008, is an available hearing date; however, only four Commissioners are
scheduled to be present on that date. Chair Jerke informed Mr. Lind that approval of the matter
at a later date will require three affirmative votes, and that he has the right to request a hearing
date when all five Commissioners are scheduled to be present. Mr. Lind indicated he would like
to proceed on March 19, 2008, even though only four Commissioners will be present.
No public testimony was offered concerning this matter.
Commissioner Rademacher moved to continue the request of Aurora Dairy Corporation for a Site
Specific Development Plan and Use by Special Review Permit #1625 for an Agricultural Service
Establishment primarily engaged in performing agricultural, animal husbandry, or horticultural
services on a fee or contract basis, including: Veterinary Clinics or Hospitals, a Livestock
Confinement Operation for a 3,000-head Dairy, multiple single-family dwelling units per lot other
than those permitted under Section 23-3-20.A of the Weld County Code, and multi-family dwelling
units for persons principally employed at, or engaged in, farming, ranching, or gardening, in the
A (Agricultural) Zone District, to March 19, 2008, at 10:00 a.m. The motion was seconded by
Commissioner Garcia, and it carried unanimously. There being no further discussion, the hearing
was completed at 10:10 a.m.
This Certification was approved on the 25th day of February, 2008.
