While browsing thru the website trying to find out information about a development plan
that we are highly opposed to across the road from us, i came across your site. And had to
point this fact out to you and Weld county. The opening page: Zoning Code Compliance; "to
ensure that land use and land development are consistent with adopted codes so that
quality of life and property values are maintained for County residents, business and
property owners through responses to citizen concerns. "
I realize this is not probably your department, but i did have to chuckle to myself when i
read the above statement.
I am strongly opposed to USR-1638, and have found out that the planning dept. approved
this. Quality of life and property values???
If you know the right person to contact on this i would appreciate your help. I have a
letter for hearing on March 5th, but would appreciate a phone number to obtain more
information.

In regards to the notice I received about the upcoming hearing of permit # 1638, changing
the property on rd. 22 to industrial from ag.
I sent a protest letter to the planning dept. but seeing that they did approve this, (case
# USR-1638) we want to further our protest. After reading the referrals on your web site,
i am even more concerned about the decision of Weld county to allow this to happen.
Some of our concerns are;
What this will do to our home value that we are building across the street. We have put a
lot of time, money and work into building a dream home and this will certainly hurt our
value. There are several more nice homes recently built in the area.
Also the fact that they will have a commercial well permit concerns me, as we are drilling
one too and they are very close to us. In one part it mentions them having mobile homes
for their employee housing (an eye sore in itself) and they would be on this well too.
Another concern is all the reference to the handling of their "waste", and disposal of it.
The additional traffic that this business will create, looking like approx. 10% more on
road 22.
I've researched and cannot find a business already in existence by this name, so am
assuming it is a new business, and its not real clear on exactly what type of business
this is.
While researching your site, i did run across a statement under your zoning code

allowing this industrial business is in the best interest of our properties or owners in
e area!
s too late for us to sell and find a better location to build our house, but it is not
to late for Weld county to not let this happen. I have seen many other fitting sights for
this business to be put in weld county besides in the midst of ag. land.
Please let me know if it would help if we get a petition signed by homeowners in the area
and bring it to the hearing.

I am sending this because we were apparently omitted from the normal plan review process.
Due to the increase in truck traffic that this operation will add to the current high
level of truck traffic, the fact we pick up students on the opposite side of this proposed
site and there is a hill that obstructs the view of this bus stop for eastbound traffic we
are asking that the 45 mile per hour speed limit be extended approximately one half mile
further east from its present position. Thank you for your consideration.

SUBJECT: Correction USR-1638 Bartez LLC
The Department of Planning Services requests the following changes
Development Standards number 27
The application does not propose any portion of the site to be leased to another party. In the
event that a portion of the building is proposed to be leased to another party in the future, the
applicant shall submit a copy of the lease agreement and information regarding the proposed use
of the leased portion to the Weld County Building Inspection Department, Hudson Fort Lupton
Fire Protection District and the Department of Planning Services for review. Based upon the
proposed use and/or impacts of the leased portion, the Department of Planning Services may
• require an Amended Use by Special Review application. (Department of Planning Services)
A new condition of approval under"the plat shall be amended to delineate the following"
P. 14 The USR boundary shall be reduced in size so it does not encompass the entire 93 acres.
Staff is recommending that the boundary only be limited to the proposed use on the property.
