RE: ACTION OF THE BOARD OF COMMISSIONERS REGARDING VIOLATION
ZCV#0701141 AGAINST ANNETTE HUNT FOR VIOLATION OF THE WELD COUNTY
CODE
WHEREAS, the Board of County Commissioners of Weld County, Colorado, pursuant to
Colorado statute and the Weld County Home Rule Charter, is vested with the authority of
administering the affairs of Weld County, Colorado, and
WHEREAS, Annette Hunt, ZCV #0701141, is allegedly in violation of the Weld County
Code, and
WHEREAS, despite efforts by the Planning staff to resolve said matter, the violation has
not been corrected, and
WHEREAS, on the 17th day of June, 2008, a public hearing was held before the Board of
County Commissioners for the purpose of hearing testimony relating to said violation, and
WHEREAS, Annette Hunt was not present or represented at said hearing, although all
parties were notified of said hearing by Department of Planning Services staff, and
WHEREAS, the Board deems it advisable to bring legal action against those individuals
named above to correct said violation.
NOW, THEREFORE, BE IT RESOLVED by the Board of County Commissioners of Weld
County, Colorado, that the Weld County Attorney be, and hereby is, authorized to proceed with
legal action against Annette Hunt to remedy the violation of the Weld County Code, and any other
persons occupying the properties, any persons claiming an interest in the properties, and any
persons acting in active concert with the identified parties.

REMEDY
My records show that I have contacted you on a couple of occasions advising that the pile of pallets was
to be dismantled and stacked as firewood (which is what you stated the intended use was). Otherwise,
they shall be removed from the property. I also noted that since my last inspection, they back yard area
has miscellaneous debris scattered around the property, before this becomes a problem as well, please
see that any miscellaneous debris is removed or at least cleaned up.
RECOMMENDATION
The Department of Planning Services recommends this case be forwarded to the County Attorney's
Office for immediate legal action.

09/25/2007 Property Inspected Upon a visual inspection of the property, the following
items were noted: numerous pallets and a semi tanker
trailer. No pictures were taken during this inspection.
09/28/2007 Phone Call Darent Hunt (720-314-0067) left me a voice mail advising
me that the pallets are going to be utilized as fire wood
and the trailer belongs to a friend -they were just doing
him a favor by priming and painting it(for free). No
welding is occurring on this propety. It is all still going on 2008-1

03/26/2008 Phone Call I called Darent Hunt(720-314-0067). I advised him that I
was shocked to see a large pile of pallets still on the
property. He said it is slowly decreasing. I asked him if
he could speed up the process so I didn"t have to proceed
with any sort of action. He said he could arrange for that
to occur. I asked him to call me as soon as the stack
had been taken apart and neatly stacked. He said he
would.
05/07/2008 Property Inspected Upon a visual inspection of the property, the following
items were noted: still have a large quantity of tires and
the back seems to be have some scattered
miscellaneous debris. No pictures were taken during this
inspection.
06/04/2008 Other Certifed Notification of Violation Hearing returned as
"Unclaimed".
06/05/2008 Other Re-sent the Violation Hearing Notification both via Certified
Mail and Regular US Postal Service.

Dear Ms. Hunt:
It has come to the attention of the Department of Planning Services' staff that the uses on your property may
not be in compliance with the Weld County Code, Chapter 23. The potential noncompliance(s)with the Weld
County Code are as follow:
On June 7, 2007, my records indicate that I closed a previous violation on your property as the
Commercial Business had been removed from the property. However, upon a visual inspection
of the property on September 25, 2007, I noted that numerous pallets and a semi tanker trailer
had been added to the property. In fact earlier this morning I received a complaint regarding 4
(four) employees once again welding on the premises.
Since your property was previously brought before the Board of County Commissioners on July 11, 2006 for
the same violation, failure to contact me within 10 days from the date of this letter and arrange an agreeable
plan of correction will result in another civil case being issued in District Court.
