Dear Mr.Navarro, Thank you for the letter dated October 7, 2008 outlining the proposed uses to be located on the property described above. At this time it has been determined by the Department of Planning Services that the • proposal to change the facility from an indoor paintball facility to an indoor shooting range will not require that the existing Use by Special Review (USR-1413) be amended. The facility can not be utilized as an ' indoor shooting range until the appropriate building permits have been applied for, approved and . constructed. The property we would like to discuss is located at 22495 Hwy 34, Greeley, CO 80631. It is currently zoned USR for paintball (Colorado Indoor Paintball L.L.C). Despite early concerns during the planning and zoning process and neighbor concerns four years ago, we have operated without complaints or incidents as we knew would be the case. We opened a new business a year ago selling firearms. I also during this time period became certified with the NRA and other associations to provide training for concealed weapon permits in Colorado. Our clientele and others in the community have asked us to look into the possibility of converting our Paintball facility for use as an indoor shooting range. We currently operate with 2 employees plus myself. That number would remain the same at first but we will most likely move to having 4-6 employees. Our current hours of operation is 11-7 every day. Those hours again would also remain unchanged. We are currently allowed up to 180 participants and spectators at any given time and that will also remain unchanged. Our proposal includes plans to dirt berm the entire north wall of the building as well as several smaller berms' that would separate shooting bays. The berms will be at least 12 feet high. We will also provide additional ballistic deflection above that to the 16' high walls of the building. The berms will serve two purposes: To keep bullets in the building and also to defract, absorb, and reduce noise. We already have 2" of foam insulation that keep all noise in the building, but this will decrease our dB signature further. We also would include in our proposal that several new ventilation fans be installed in the north wall and additional louver doors be provided to ensure a high flow rate of air through the building. We have specific design layouts for the inside of the building that were prepared by the NRA and have worked well in the past. We ask that planning and zoning review the information provided in this letter and give us a fair assessment of our prospects for changing the USR for use as an indoor shooting range. ee46 Anthon Navarro / u-)( I a bro- ''QQ / , ''etsoli ` '1" b p 714 it €E d t n r, » a A -3 tte Z E a4 se Is e A 04 Z + 51 .s o if, - Ii, . ; g Q$ ljg ii rti x /h si ;8= 1 y *1. e - 'f 11• A . vus ,.,;.a .,, ` s'Alligi Ill q 4 e B;, ,..:1 x a •. b rr `:POp 15 ‘i,1 11 s s .gym s• f €f Iii 1e ..,/ ,7 en /J co p i :' r,.
