RE: APPROVAL OF SUBDIVISION EXEMPTION NO. 126 - STEVE AND
CAROLINE BRANCUCCI
WHEREAS, the Board of County Commissioners of Weld County,
Colorado, pursuant to Colorado statute and the Weld County Home
Rule Charter, is vested with the authority of administering the
affairs of Weld County, Colorado, and
WHEREAS, the Board of County Commissioners of Weld County,
Colorado has reviewed the request of Steve and Caroline Bran-
cucci for an exemption from the definitions of "subdivision"
and "subdivided land" in Section 30-28-101 (10) , CRS 1973 , as
amended, and Section 2-1 of the Weld County Subdivision Regula-

WHEREAS, the Board of County Commissioners finds that Steve
and Caroline Brancucci are the owners of certain parcels of land
located in Part of the East Half of Section 30, Township 1 North,
Range 66 West of the 6th P.M. , Weld County, Colorado, being more
particularly described as follows:
A parcel of land located in the East Half
of Section 30 , Township 1 North, Range 66
West of the 6th P.M. , Weld County, Colorado
being more particularly described as fol-
lows:
Beginning at the Southeast Corner of said
Section 30 and considering the South line
of said Section 30 as bearing North
90°00 ' 00" West, with all other bearings con-
tained herein relative thereto;
Thence North 05°51 ' 39" West, 1498 .12 feet
to the True Point of Beginning;
Thence North 77°01 ' 52" West, 237 .06 feet;
Thence North 12°58 ' 08" East, 428 . 90 feet;
Thence South 87°56 ' 52" East, 209 . 82 feet;
Thence along the arc of a curve to the
right whose radius is 5680 feet and whose
long chord bears South 09°10 ' 49" West, for
a distance of 469 .66 feet to the True Point
of Beginning. Said described parcel of land
contains 2 . 324 acres, more or less, and is
subject to any rights-of-way or other ease-
ments granted or reserved by instruments of
record or as now existing on said described
parcel of land.
NOW, THEREFORE, BE IT RESOLVED by the Board of County Corn-
missioners of Weld County, Colorado that the abovedescribed
parcel of land be, and hereby is, declared to be exempt from
the definitions of "subdivision" and "subdivided land" as set
forth in Section 30-28-101 (10) , CRS 1973, as amended, and
Section 2-1 of the Weld County Subdivision Regulations .

BE IT FURTHER RESOLVED by the Board of County Commissioners
that the abovedescribed tract of land shall be considered to be
a single lot.
The above and foregoing Resolution was, on motion duly made

tract will be leased for industrial purposes. That the applicants
herein intend to retain ownership of the 2.324 acre tract and merely
lease the property. The property above described has changed in character
from a predomoninately agricultural to industrial service and supply
area. Numerous industrial outlets providing service and supply to the
oil and gas industry have been located in the general area. The applicants
herein have had numerous requests from oil and gas service supply firms
to lease the warehousing unit located on the above described property
and accordingly the subdivision request is therefore submitted to
provide compliance with current rules, regulations and requirements of

Dear Ms. Traxler:
As you are well aware, by letter dated October 7, 1980, I have
heretofore submitted on behalf of Mr. and Mrs. Steve Brancucci
a Subdivision Exemption Application signed and acknowledged by
Mr. and Mrs. Brancucci relating to the 2.324 acre tract as de-
scribed therein.
j There is also pending before the Board of County Commissioners,
Weld County, Colorado, a change of zone request from "A" Agri-
cultural to "I" Industrial in connection with this same parcel.
It is the desired intention of the applicants, that is Mr. and
Mrs. Brancucci, that in event the change of zone request is
granted from "A" Agricultural to "I" Industrial and, similarly,
the granting of the Subdivision Exemption Application request
as well, that the 2.324 acre tract will then be leased to one
of the numerous oil and gas service or supply firms desiring to
locate in that general area.
