Dear Ms. Hatch:
I have reviewed the submitted material for the final plat to consolidate Lots 8 &9 of Block 2 into
one lot in the Western Dairymen Cooperative PUD located on Stagecoach Road in Weld County
(Case Name: Frontier Companies- Case Number: 3AMPF-43I). The Fire District does not
object to the plat and subsequent development, provided the requirements of the Fire District are
met. All applicable codes must be met as they pertain to water supply, fire hydrant locations, and
fire department access.
Buildings shall be designed and constructed in accordance with the provisions of the 2006 Edition
• of the International Fire Code as ratified by the Weld County Commissioners. Building
construction plans and a final site plan will need to be submitted to the Fire District for review
and approval prior to any building permits being issued.
Nothing in this review is intended to authorize or approve of any aspect of this project that does
not comply with all applicable codes and standards. We appreciate being involved in the

Weld County Public Works Department has reviewed this 2nd Amended Final Plat request. Comments made during
this phase of the subdivision process may not be all-inclusive, as other concerns or issues may arise during the
remaining application process.
Comments
❑ Weld County Department of Public Works has reviewed this case. This request appears to only involve a
lot line adjustment to combine two lots in an existing subdivision.
u Stagecoach Road is an arterial road, which requires a 140-foot right-of-way at full build out. There is
presently a 60-foot right-of-way. This road is maintained by Weld County. Pursuant to the definition of
SETBACK in the Weld County Zoning (23-1-90), the required setback is measured from the future right-of-
way line.
Lot shall access onto Stagecoach Road.
Recommendation
❑ The Public Works Department has no conflict with this 3rd Amended Final Plat.
The applicant shall address the comments listed above at the specific step of the review process stated.The review
process will continue only when all appropriate elements have been submitted. Issues of concern must.be resolved"

The Weld County Health Department has reviewed this proposal. This request is to amend the
Final plat to combine lots 8 and 9, block 2 into one lot. The combined lot will be a total of 2.228
acres in size. The property is served by St. Vrain Sanitation District and Left Hand Water District.
The Department recommends approval with the following conditions:
1) Water service shall be obtained from Left Hand Water District.
2) Sewer service shall be obtained from the St. Vrain Sanitation District.
• 3) A stormwater discharge permit may be required for a development/redevelopment
/construction site where a contiguous or non-contiguous land disturbance is greater
than or equal to one acre in area. Contact the Water Quality Control Division of the
Colorado Department of Public Health and the Environment at
www.cdphe.state.co.us/wq/PermitsUnit for more information.
4) During development of the site, all land disturbances shall be conducted so that
nuisance conditions are not created. If dust emissions create nuisance conditions, at
the request of the Weld County Health Department, a fugitive dust control plan must
be submitted.
5) In accordance with the Regulations of the Colorado Air Quality Control Commission
any development that disturbs more than 1 acre of land must incorporate all available
and practical methods that are technologically feasible and economically reasonable in
order to minimize dust emissions.
