HomeMy WebLinkAbout20082689.tiff MINUTES OF THE WELD COUNTY UTILITIES ADVISORY COMMITTEE A regular meeting of the Weld County Utilities Coordinating Advisory Committee was held on Thursday, September 11, 2008 at 10:00 a.m., in the Conference Room of the Weld County Planning Department at 918 10th Street, Greeley, Colorado. Members Present: Don Posselt, Jerry Adams, Dave Bauer, Don Somer, and Doug Melby. Members Absent: Don Magnuson, Lyle Sheeder, Robert Fleck, and Al Trujillo. Also Present: Jacqueline Hatch, Department of Planning Services and Kris Ranslem, Secretary. Jerry Adams read the case into record. CASE NUMBER: AmPF-529 APPLICANT: John Windell PLANNER: Michelle Martin REQUEST: Resubdivision for a lot line change LEGAL DESCRIPTION: Lots 1, 2, and 3 of Lupton Meadow Land Company Division 1 being part of the NE4 of Section 13, T2N, R67W of the 6th P.M., Weld County, Colorado. LOCATION: South of and adjacent to CR 22 and West of and adjacent to CR 25. Jacqueline Hatch, Department of Planning Services, stated that the applicants have applied to reconfigure Lots 1, 2, and 3 of Lupton Meadow Land Company Division 1. The site is located south of and adjacent to County Road 22 and west of and adjacent to County Road 25. The proposed lots will be serviced by: Individual Wells Septic Systems Gas: Propane Electric: Excel Energy Phone: Qwest The Weld County Department of Planning Services is recommending that the applicant provide utility easements in compliance with Section 24-7-60 and 27-9-40 of the Weld County Code. Ms. Hatch stated that United Power indicated in a referral dated September 5, 2008 that they would like to see a 10 foot wide easement adjacent to the northerly property lines of Lots 1 through 3 and 10 feet along the south property line of Lots 2 and 3. In addition, 8 feet along the sides of Lots 2 and 3. Ms. Hatch indicated that the applicant was present to answer any questions as well. Don Posselt asked to clarify if it was 10 feet along the road right-of-way on the north side. Ms. Hatch stated that it is 10 feet along the north property lines of Lots 1 through 3. Mr. Adams clarified that the request from United Power would be in addition to the Weld County Code. Ms. Hatch stated that was correct. Don Posselt asked to clarify the 8 feet between Lots 1 and 2. Ms. Hatch stated they requested 8 feet along the sides of Lots 2 and 3. Dave Bauer asked if that would be on both sides, for a total of 16 feet down the middle. Ms. Hatch replied that is how she understood it. Mr. Adams said that according to code there would be a 10/10 on the side lots and asked if that would suffice in place of the 8 feet. Ms. Hatch expressed that she would agree since it is the larger amount and you end up with 20 foot in the end. Mr. Adams asked if the applicant had any comments. Mr. Windell indicated that he had no comments. Mr. Adams summarized the changes to include the addition of the easements according to Weld County 04/0 e 2008-2689 Code Section 24-7-60 and 27-9-40 as well as the addition of United Power's request.
