RESOLUTION
State of Colorado, Weld County Clerk U Recorder
( RE: APPROVAL OF SALE OF LOTS 5-8 , BLOCK 4 , HEREFORD, COLORADO
TO EILEEN WOOLINGTON, DONNA BOSSEN AND DONALD BOSSEN
` WHEREAS, the Board of County Commissioners of Weld County,
O Colorado, pursuant to Colorado statute and the Weld County Home
Rule Charter, is vested with the authority of administering the

affairs of Weld County, Colorado, and
WHEREAS, on October 15 , 1980 , Bid Request No. 297-80 con-

v cerning the sale of Lots 5-8 , Block 4 , Hereford, Colorado with
ca
a 30-year lease back agreement on Grader Shed was presented to
the Board of County Commissioners of Weld County, Colorado, and
WHEREAS, the only bid submitted was by Eileen Woolington,
Donna Bossen and Donald Bossen of Hereford, Colorado, said bid
being in the amount of $10, 000, and
WHEREAS, the Board of County Commissioners desire to accept
said bid for $10, 000 concerning the above described property.
NOW, THEREFORE, BE IT RESOLVED by the Board of County Com-
missioners of Weld County, Colorado that the bid submitted by
Eileen Woolington, Donna Bossen and Donald Bossen of Hereford,
Colorado for $10, 000 be, and hereby is , accepted concerning the
sale of Lots 5-8, Block 4 , Hereford, Colorado.
The above and foregoing Resolution was, on motion duly made
and seconded, adopted by the following vote on the 15th day of
October, A.D. , 1980.

LEASE AGREEMENT
THIS LEASE made and entered into this 15th day of October,
1980, by and between EILEEN WOOLINGTON, DONNA BOSSEN AND DONALD
BOSSEN, hereinafter called "Lessor" and the COUNTY OF WELD, STATE
OF COLORADO, by its Board of County Commissioners , hereinafter
called "Lessee" .
WITNESSETH:
The Lessor hereby leases to the Lessee to occupy and use
for road building and maintenance purposes , the grader shed
presently located on Lots 5-8, Block 4 , in the Town of Hereford,
Colorado.
1 . Term. The term of this lease shall be from November
1 , 1980 to October 31 , 2010 . The Lessee agrees that
it or its agent will possess and occupy the property
continuously during the term of the lease and shall
not have the right of assignment of this agreement.
2. Consideration. This lease agreement is being entered
into as partial consideration for the sale of Lots
5-8 , Block 4 , in the Town of Hereford, Colorado and
no rent shall be charged of the Lessee during the
term of this agreement.
3. Right of Access . The Lessee shall have the right to
reasonable access to said grader shed at all hours
of the day or night.
4 . Right to Rebuild in Case of Destruction of Property.
The Lessor hereby grants to the Lessee the right to
rebuild said grader shed should said shed be destroyed
during the term of this lease. Should the Lessee
desire to rebuild said shed, the Lessee shall notify
the Lessor of this intention within sixty (60) days
of the destruction of the shed and shall construct
the new shed in the same location as the destroyed
shed.

5. General Maintenance. The Lessee will operate the
property during its tenancy in a manner commensurate
with good maintenance practices for grader sheds in
Weld County. The Lessee shall perform general routine
maintenance and repairs on said shed as needed.
Should the shed be destroyed as set forth in para-
graph 4 above, and should the Lessee decide not to
rebuild the shed, the Lessee shall not be liable to
the Lessor for said damages unless said destruction
occurred as a direct result of a deliberate act of
the Lessee.
6. Taxes . The Lessee agrees to abate taxes on the sub-
ject shed until the termination or expiration of this
agreement.
7 . Utilities . The Lessee agrees to pay all utilities
on operations conducted within said shed or in con-
nection with said shed.
8 . Ownership on Termination. The parties hereto agree
that upon termination or expiration of this agreement,
the subject shed shall become the property of the
Lessors, their heirs or assigns .
IN WITNESS WHEREOF, the said parties have hereunto subscribed
their names and signed the same this 3Jst day of October, 1980 .

Dear Ms. Woolington,
After talking to you on the phone Monday I reviewed the documents
related to the Hereford property more closely. I believe it
would be in the best interest of all parties to have the Commissioners
resolution, the deed and the lease agreement all recorded at
the same time. I am enclosing the lease agreement for you and
Donna and Donald Bossen to review. If it meets with everyone ' s
approval please sign and return it to me. I will then have all
the documents recorded and will get in touch with you when they
are completed. You may then come in and make your final payment and
receive your deed, resolution and lease agreement.
If you have any questions or I may be of any assistance please let
me know.
