This letter is to serve as our intent to coordinate and cooperate with Magpie Operating,
Inc. to provide continued access to their oil and gas facilities as related to the proposed
development of our property,the legal description of which is Lot B of RE-4042, being
part of the East one half of the Northeast one quarter of Section 6, Township 4 North.
Range 68 West of the 6th Principal Meridian, Weld County, Colorado. Existing and/or
future access roads will be shown and recorded on any plat developed as part of Weld
County regulations and requirements for this proposed development.

SUBJECT: PZ-1079
The Department of Planning Services recommends the following conditions be added to the
resolution and renumbered accordingly.
1.G The applicant shall either submit a copy of an agreement with the property's mineral
owner/operators stipulating that the oil and gas activities have been adequately incorporated into
the design of the site or show evidence that an adequate attempt has been made to mitigate the
concerns of the mineral owner/operators. Drill envelopes can be delineated on the plat in
accordance with the State requirements as an attempt to mitigate concerns. The plat shall be
amended to include any possible future drilling sites. (Department of Planning Services)
1.H All vehicles located on the property must be operational with current license plates, or be
screened from all adjacent properties and public rights of way, or be removed from the property.All
other items considered to be part of a noncommercial junkyard must also be removed from the
