1. A portion of the proposed lot is used as a Dog Kennel facility for the
• purpose of breeding and raising puppies. The structures are in place
including a mobile home for a full time care taker.
2. This proposal is consistent with the intent of Weld Co. Code, chapter
22. Conserving agricultural land is very important and less than 1
acre was taken for this special use. This use is allowed to subsidize
our farm income.
3. Chapter 23 allows for this use as it is consistent with agricultural laws,
which allows for this application for a special use permit.
4. The property is surrounded by farm ground and rural home sites. The
kennel is distant enough from other home sites to make it compatible
and consistent with the area for raising animals of all types.
5. A. The number of costumers is in direct proportion to the number of
puppies raised. Could be from 200 to 400 a year or 2-10 a week.
• B. We could employ up to 3 employees, not including family
members.
C. We are open 7 day a week by appointment only. 9am to 8pm.
D. All are existing buildings

3 is a 20'x20' existing house- no bathroom
4 is a 16'x66' mobile home
E. There are up to 200 adult dogs.
F. Customers personal cars will access this site in direct proportion to
puppy sales. It would be approximately. 2-10 sales a week.
G. Fire protection will come from Gilcrest and Platteville.

6. The property is fully landscaped. There are grass yards and lots of
trees and bushes.
7. If a termination of the Kennel occurs, the buildings will serve another
use such as a garage and work shop etc. The mobile home will be
removed.
8. Historic drainage will be followed on site. County Road 40 has very
good ditches.
9. N/A. Kennel is already in place.
10. Waste occurs from paper in puppy pens and cleaning gravel runs of
droppings. All waste is stored in a dumpster and removed every 2
weeks.

This letter is in response to the letter you received from the Planning Dept. about
the Permit for our kennel. We felt the letter confusing in that it sounded like a new
facility was planned. The permit is for the existing facility only.
In the many years this Kennel has been in operation,we have been very
approachable and sensitive to our neighbors. Please remember, if we don't know there is
a problem,we can't fix it. In talking to some of you already,noise from barking has been
discussed only as the result of the letter, not because of past complaint. We will be the
first one to say we do not like to hear barking. In past years many of our dogs had a
procedure to quiet down their natural bark. As the years went by,we didn't keep up with
that enough. We will be implementing a program to start up again with the worst barkers
first. We will be happy to give you my Veterinarians name and phone number on
request.
The selection of the high number of 200 dogs was made as a suggestion of future
limits for the permit. Historically we have had no more than 130 and usually less. There
are transitional periods where young dogs are replacing older ones. The numbers could
• rise a bit until the retired dogs are placed in homes.
We have always been very proud of this facility and work very hard to keep our
place neat and clean and our dogs very well cared for. Please give us a call anytime.
