We don't believe that a commercial use such as the kennel is compatible with the surrounding area nor is an agricultural use. Our property lies just North and adjacent to the Andreason's property. We have several concerns: 1. We and the Andreasons' share a common drive way and we are concerned about the additional traffic on our drive way due to the customers of the kennel and pet supply retail component This extra traffic will interfere with our freedom to come and go as we are accustomed,besides the additional wear and tear on our • driveway. I installed this paved drive at a cost in excess of$25,000.00. 2. We have irrigation rights and are concerned that the construction and location of the kennel will impede our access to ditch water. Our ditch comes through their property. 3. We are concerned about the noise 150 animals can make,thus disturbing our current life stile. 4. We are concerned about the additional traffic this facility will create on State Hwy 52. Currently,there are times that it is difficult to gain access to the highway from our driveway because of the amount of traffic. Asphalt Specialties Inc.Is located just East of our property and generates a lot of truck traffic onto Hwy 52. Department of Public COLORADO Health and Environment CASE NO.: USR-1636 NAME: Roger Andreason • The lot is located entirely within the boundary of the 100 year flood plain. No septic systems are permitted to be installed within the flood way as stated in Colorado Department of Public Health and Environment ISDS Guidelines Section VIII (17). The flood way has not been delineated on the plat map. The Department recommends the following conditions be placed in the Resolution: V5(a . the applicant determine and delineate the flood way boundary on the plat map and locate primary and secondary septic envelopes outside the designated flood way boundary. • The Department recommends that language for the preservation and/or protection of the second absorption field envelope be placed in the development standards. The development standard should read: • Activities such as landscaping (i.e. planting of trees and shrubs) and construction (i.e. auxiliary structures, dirt mounds, etc.) activities are expressly prohibited in the designated absorption field envelope. As stated above: No septic systems are permitted to be installed within the flood way (Flood Zone A) as stated in Colorado Department of Public Health and Environment ISDS Guidelines Section VIII (17).
