This letter is written in response to your NOTICE TO SURROUNDING PROPERTY
OWNERS
CASE NUMBER: USR-1668
I am hereby objecting to this proposal of land use change. Currently this area is zoned
agriculture and is made up of farms and residential dwellings on acreages. The proposal
• is to develop an assembly plant which will bring in traffic and noise. This interrupts the
residential quality of the neighborhood. It also has a detrimental affect on the value of
the homes in the area and can create a dangerous environment for the children,families
and animals to include livestock who reside in the area. There is also concern that if one
industrial/commercial entity is allowed, more will follow,resulting in an industrial area
having a disastrous impact on the value of homes in the area and on the quality of life of
the residents in the area. There will be more traffic, more noise, more dirt/dust,more
light,more buildings,and more people in and out of the area who do not live there.
There is the potential of more crime. It is unfair to allow commercial/industrial enterprise
in the middle of a residential area in the middle of farm country, There is a reason we did
not build next to a warehouse or assembly plant.

Dear Mr. Ogle and Mr. Gathman,
Gentleman my wife and I are concerned with the two hearing on USR-1668 & USR-1669.
We have been residents at 4452 County Road 46, Johnstown, Colorado going
on six years. In that time we have never had but barely adequate water supply
from the Little Thomson Water District 03" line. Each and everyday this line
pressure drops enough that taken a shower is a task just to get rinse off.
Recently, in trying to water a newly grass seeds yard the watering radius
from the sprinkler changes dramatically due to the lack of pressure. We are
extremely concerned that if Little Thomson Water District provides this water
tap on the existing 03" line. We will suffer even more loss of water pressure.
I know at the beginning of August of this year that I finally had to complain to
both Little Thomson Water District and Berthoud about the low water pressure.
We were told that there should be a bigger main water line put in when we bought
our property. So, how can the new land owners be granted a water tap off
the same 03"water line for a resident or business? This will just further
aggravate the already low water pressure problems that we are experiencing.
Walp also very concerned about the additional traffic on county road 46 as
we the air quality, dust, noise and damage to an already poor road. This
year I have starting having respiratory problems due to the heavy amounts of
dust in the air from the road usage. We have during harvest season almost
continues traffic and the local farmers also have to use county road 46
daily with all of their heavy farm equipment.This traffic also, includes any
time that 1-25 has to close down due to work or accidents.
In closing I do not under stand how an already poor situation for the current
residents without multiple improvements will benefit anyone in the end.
