Please make the USR boundary line heavier. The USR boundary should also include the access roads. Other than that change it all appears to okay. Just make sure that it is 24x36 in size. L. Walter Consulting. The plat now indicates the items Public Works requested under Item E numbers I, ii, and iii: tracking pad, 30 - foot temporary and permanent access road widths, and rights -of -way and easements to the facility. Prior to recording the mylars for both cases the conditions of approval need to be completed. In regards to USR-1666 the following items need to be completed prior to recording the mylar. 1. Prior to recording the plat: A. The plat shall be amended to delineate the following: 1. The plat shall be prepared per Section 23-2-260.D of the Weld County Code. (Department of Planning Services) 1. 2. All Sheets of the plat shall be labeled USR-1666. (Department of Planning Services) 2. 3. The attached Development Standards. (Department of Planning Services) 4. The applicant shall provide a paved tracking control pad at the entrance location that extends from County Road 7.5 a minimum of 100 feet down the access road. At the end of the pavement, the applicant shall install two cattle guards back to back. (Department of Public Works) 5. The access road shall be shown as a 30 foot recorded easement. (Department of Public Works) B. The applicant shall address the concerns of the Department of Public Works as outlined in their referral dated July 30, 2008. If no changes are recommended than most likely the existing mylars in my office can be utilized. The mylars will need to be signed by the property owner. There is also an eleven dollar fee for recording for each mylar that will need to be submitted. Prior to recording the mylars for both cases the conditions of approval need to be completed. In regards to USR-1666 the following items need to be completed prior to recording the mylar. 1. Prior to recording the plat: A. The plat shall be amended to delineate the following: 1. The plat shall be prepared per Section 23-2-260.D of the Weld County Code. (Department of Planning Services) 2. All Sheets of the plat shall be labeled USR-1666. (Department of Planning Services) 3. The attached Development Standards. (Department of Planning Services) 4. The applicant shall provide a paved tracking control pad at the entrance location that extends from County Road 7.5 a minimum of 100 feet down the access road. At the end of the pavement, the applicant shall install two cattle guards back to back. (Department of Public Works) 5. The access road shall be shown as a 30 foot recorded easement. (Department of Public Works) B. The applicant shall address the concerns of the Department of Public Works as outlined in their referral dated July 30, 2008. Written evidence of approval by the Department of Public Works shall be submitted in writing to the Department of Planning Services. The Mylar plat shall be recorded in the office of the Weld County Clerk and Recorder by Department of Planning Services= Staff. The plat shall be prepared in accordance with the requirements of Section 23-2-260.D of the Weld County Code. The Mylar plat and additional requirements shall be submitted within thirty (30) days from the date of the Board of County Commissioners resolution. The applicant shall submit to the Department of Planning Services and the Department of Public Works a letter from the Mountain View Fire Protection District stating that the accesses to the site meet the width and weight capacity for emergency purposes. The Mylar plat shall be recorded in the office of the Weld County Clerk and Recorder by Department of Planning Services' Staff.
