The enclosed letter is the original protest that we made to the Weld County
Assessors Office to appeal the determination of property taxes on our home
for 2008. Also is enclosed are five additional comps of properties that sold
during the 2008 timeframe indicated by the guidelines. Now I have included
a total of nine comps that indicate that our home has been over valued for
tax purposes.
Please consider this information in determining a new, lower tax valuation
on our home for 2008.

Office of the Weld County Assessor:
We are protesting the property value of our home in the most recent notice
of valuation for tax year 2009. Since the NOV represents your estimate of
the value of our property on June 30, 2008 our estimate only uses comps that
are from homes sold between January 2008 and June 30, 2008. There were
only seven comps for Greeley homes sold during and around this time which
were similar to our home. Four of these are enclosed; the other three did not
meet the specific timeframe and were discarded.
After studying the four comps enclosed it is our determination that our home
has been overvalued by your estimates since it was built. Every year your
estimates have increased and we have been paying more in property taxes.
Using these comps as a guide we believe our home is valued, as of June 30,
2008 at no more than $197,500. This valuation is an average of the sale
prices of these four homes sold in Greeley during the required timeframe. If
the two from the Greeley Central High School area (which is our area
school) are the only ones used, the average falls to $193,000.
Please be mindful of the information enclosed. We appreciate your
consideration of this information in re-evaluating the tax valuation of our
home. We look forward to your reply.
