RE: LOT SIZE VARIANCE - GARY BRAGDON - No. 41
WHEREAS , the Board of County Commissioners of Weld County,
Colorado, pursuant to Colorado statute and the Weld County Home
Rule Charter, are vested with the authority of administering the
affairs of Weld County, Colorado, and
WHEREAS, it has been determined by the Board of County
Commissioners of Weld County, Colorado, at a public hearing held
on the 21st day of March, 1977, in the Chambers of the Board of
County Commissioners of Weld County, Colorado, that a certain par-
cel of land is owned by Gary Bragdon, Route 2 , Box 115A, Eaton,
Colorado 80615, which land is more particularly described as
follows, to-wit:
A tract of land located in the NWQ of the NEq of
Sec. 24, Township 7 N. , Age. 67 W. of the 6th P.M. ,
WELD COUNTY, COLORADO, described as follows :
Beginning at the NW Corner of the NE; of said Sec. 24,
and considering the N. line of said Sec. 24 to bear
N. 89°25"06" E. and with all bearings contained here-
in being relative thereto : Thence N. 89°25 ' 06" E.
along the N. line of said Sec. 24 , a distance of 391. 00
feet; thence S. 00°05 ' 54" West a distance of 672 .23
feet; thence S. 89°25' 06" W. 391. 00 feet to a point
on the West line of the NEa of said Section 24; thence
N. 00°05' 54" East along the West line of the NEa of
said Section 24 a distance of 672. 23 feet; more or
less, to the point of beginning.
WHEREAS, Gary Bragdon desires to split the hereinabove des-
cribed tract of land into two parcels, and
WHEREAS, Section 9-4A(6) of the Weld County Subdivision Reg-
ulations requires that a lot size variance be obtained before a
Recorded Exemption is granted to the applicant, and.
WHEREAS, the Board of County Commissioners of Weld County,
Colorado, feels that the applicant has shown good cause for grant-
ing a lot size variance under Section 9-4A(6) of the Weld County
Subdivision Regulations.
NOW, THEREFORE, BE IT RESOLVED that a variance from lot
size requirements be granted to Gary Bragdon for the above des-
cribed parcel of land.

The above and foregoing Resolution was, on motion duly
made and seconded, adopted by the following vote on the 21st day
of March, A.D. , 1977.
The above and foregoing Resolution was read into the record
and signed on the 23rd day of March, A.D. , 1977.
