If a question does not pertain to your use, please respond with "not applicable", with an explanation as to why the question is not applicable. 1. Explain, in detail, the proposed use of the property. 2. Explain how this proposal is consistent with the intent of the Weld County Code, Chapter 22 of the Comprehensive Plan. Explain how this proposal is consistent with the intent of the Weld County Code, Chapter 23 (Zoning) and the zone district in which it is located. 4. What type of uses surround the site (explain how the proposed use is consistent and compatible with surrounding land uses). 5. Describe, in detail, the following: • a. Number of people who will use this site b. Number of employees proposed to be employed at this site c. Hours of operation d. Type and number of structures to be erected (built) on this site e. Explain how long it will take to construct this site and when construction and landscaping is scheduled to begin. 10. Explain where storage and/or stockpile of wastes will occur on this site. -7- • • • • • 1) This property will be used as a 40 dog kennel which will primly consist of our own personal show dogs. At times dogs will be brought into the kennel for boarding. The total amount of dogs, personal and for boarding will not exceed 40, the property is zoned agricultural, and is in a rural area. 2) Sec 22-2-20.A.Goal 1 The use of this property will respect and encourage the continuation of agricultural uses, and agricultural operations for pursuit which enhances the environment health, and stability of agricultural. Only the land owners will use this site. B. There are no employees on this site. C. Hours of operation are by appointment only, Sunday - Saturday. D. No new structures are to be built at this time. E. There will be a maximum of 40 dogs on this site. F. Vehicle size and type accessing this site are family passenger cars. We have approximately 20 cars per month that enter the kennel, customers only we have no employees and no delivery trucks . G. Nunn, Pierce, and Ault fire stations will provide fire protection. H. The water source for this property is a full use well with 3 taps for single family homes. Water for commercial use will be hauled in from the Wellington Department of Public Works, Wellington, CO. and stored in a tank ready for commercial use. I. The existing sewage disposal system on this property is an engineered 3 bedroom 1250 gal septic tank and leach field. Waste water from the commercial use of the kennel will be stored in an underground tank, pumped and hauled as needed by a qualified liquid waste contractor and disposed of in accordance with county/ state regulations. MI drains will be plumbed to this tank. J) No storage or warehousing is proposed. 6) Landscape consists of many trees shrubs and small areas of lawn and natural grasses. 7) When Use by Special Review is terminated from this site there will be no reclamation required. 8) The storm water drainage is a natural flow. We have several show dogs of our own and also have dogs in on occasion for boarding purposes. We are a very small boarding operation with very minimal traffic and public disturbance .We are hoping to be able to continue this small home business we have enjoyed raising and showing Labrador retrievers for 15 years . We run a very clean up standing place; we are licensed with the state, and thought we were in compliance with the county until we were contacted by letter from the county stating other wise. We contacted the county 9 years ago when we moved here, and were told we could have 16 domestic animals on our 20 acres, we did not know that in that number we had to have half dogs and half cats .
